HOATalent is hiring on behalf of Hales Property Management Role: Community Association Manager Salary: $70,000 - $80,000/year, plus bonuses Location: Chicago, IL (in-person for 6 months; hybrid schedule after training period) Position Overview The Community Association Manager (CAM) is responsible for managing the day-to-day operations of a portfolio of condominium and homeowner associations (HOAs). This role works closely with HOA Boards, homeowners, vendors, and internal teams to ensure properties are professionally maintained, financially healthy, and operating efficiently. This is an excellent opportunity for someone with experience in: HOA management Condominium management Community association management Residential portfolio property management Property operations and project management Key Responsibilities HOA & Condo Portfolio Management Manage a portfolio of condominium and townhome associations Serve as the primary point of contact for HOA Boards and homeowners Attend Board meetings and support Board decision-making Prepare and deliver management reports and communications Enforce association governing documents, rules, and regulations Property Operations & Maintenance Coordinate building maintenance, repairs, and vendor services Conduct regular property inspections and quality control reviews Manage capital improvement and construction projects Solicit vendor bids, review proposals, and oversee contractors Coordinate emergency response and after-hours property issues when needed Financial & Administrative Management Assist with annual budgets and reserve planning Review financial statements, invoices, and operating expenses Monitor contracts, vendor agreements, and association expenditures Support long-term financial planning for associations Leadership & Customer Service Build strong relationships with residents, Boards, vendors, and internal teams Resolve homeowner concerns and property-related issues professionally Maintain accurate association records and documentation Contribute ideas that improve operational workflows and efficiency Required Experience 3+ years of property management, HOA management, condominium management, or residential portfolio management experience Experience working directly with homeowners, residents, or HOA Boards Experience managing vendors, maintenance projects, and property operations Strong organizational skills with the ability to manage multiple priorities Preferred Qualifications Illinois CAM License or CMCA certification Experience managing condominium or HOA portfolios Construction, maintenance, or capital project management experience Financial reporting, budgeting, and contract management experience Familiarity with HOA governing documents and Board meeting processes Skills & Competencies Excellent communication and customer service skills Strong problem-solving and conflict resolution abilities Ability to work independently in a fast-paced environment Strong attention to detail and time management Proficiency with Microsoft Office (Outlook, Excel, Word) Experience with property management software is a plus Schedule: First 6 months (training period): In-office 5 days per week After 6 months: Eligible for up to 4 work-from-home days per week What we offer: Industry-Leading Healthcare: Medical, Dental, Life, HSA Retirement savings Plan Competitive Compensation Packages (based on experience) Bonus Opportunities (based on performance) Work from Home & Flex Schedules Generous PTO Package Corporate Sponsored Wellness Program Quarterly Company Outings/Events
