Portfolio Community Manager CPE Property Management Fairfield & New Haven County, CT | Hybrid (60/40 Remote/On-Site) Compensation: $70,000 – $85,000 + additional incentives Benefits: Medical, dental, and vision insurance $1,800 annual phone/car reimbursement (paid monthly) Additional earning potential through project/revenue participation (CapEx / project-based) About the Role This is a portfolio management role for someone who can take ownership, think ahead, and operate independently. You’ll work directly with Boards, residents, and vendors while managing multiple communities and keeping operations moving forward. This is a fast-paced, growing environment with new communities onboarding, and we’re looking for someone who can step in, bring structure, and drive results while taking full ownership of their portfolio. This role focuses on portfolio oversight, with travel to communities as needed (typically periodic rather than daily). It offers flexibility in how you structure your time, balanced with time spent in your communities and supporting meetings as needed, including occasional evenings and weekends. This role typically averages approximately 45 hours per week. This is not a property-based role — it’s a true portfolio position focused on oversight, decision-making, and driving outcomes across multiple communities. This role is best suited for someone who enjoys building structure, improving processes, and managing outcomes rather than getting stuck in day-to-day administrative tasks. Core Responsibilities Portfolio & Board Management Manage a portfolio of community associations Partner with Boards of Directors to guide operations and decision-making Prepare for and lead Board meetings, annual meetings, and special meetings Provide monthly management reports with clear updates and recommendations Operations & Property Oversight Conduct regular property inspections to assess maintenance and safety needs Identify issues early and take action to resolve them Investigate and document incidents, including property damage and resident concerns Support insurance claims and ensure timely resolution of repairs Ensure communities are maintained and operating efficiently Respond to urgent issues and emergencies as they arise Vendor & Project Management Source, manage, and oversee vendors and contractors Solicit bids and coordinate RFP processes Support vendor selection in partnership with Boards of Directors Oversee maintenance, repairs, and capital improvement projects Ensure work is completed properly and aligned with Board approvals Resident & Compliance Management Address resident concerns and handle issues professionally Support enforcement of community rules and regulations Navigate challenging situations with clear, direct communication Maintain a professional and positive presence within the communities Financial & Administrative Support Assist with budgets, reporting, and financial tracking Support preparation of annual budgets and reports Review and approve invoices and vendor payments Manage architectural requests and approvals Oversee community staff where applicable, including time tracking and approvals Required Experience Associate degree or equivalent combination of education and relevant experience 3+ years of property management or related experience Experience working with Boards, clients, or stakeholders in a professional setting Strong ability to manage multiple priorities and deadlines at once Proven ability to take ownership and follow through without constant oversight Strong communication skills — clear, direct, and professional Organized and detail-oriented, with the ability to stay on track in a fast-paced environment
