Opportunity Type: Regular Summary: JOB SUMMARY Habitat for Humanity International (HFHI) is seeking a motivated Credit & Portfolio Analyst to join Habitat Capital (HCap), a nationally certified Community Development Financial Institution (CDFI), certified in 2017. Habitat Capital is a wholly-owned entity of HFHI and was created to serve our more than 900 US-based Habitat for Humanity affiliates. HCap provides an array of financial services and products to Habitat affiliates to support their work as affordable mortgage originators, real estate developers, home-builders, sellers, and partners for housing and community solutions. To date, HFHI and HCap has provided over $400MM in capital to its US domestic affiliate network via enterprise-level, secured project-level, bridge and structured financing for affordable housing and community development projects as well NMTC allocation for homeownership initiatives. Additionally, HCap seeks to develop and provide permanent mortgage financing products. About the Program and Role The HCap Analyst Program ("the Program") is a new intentional effort between HFHI and HCap to recruit and train early-stage professionals to succeed in mission-driven financial services roles. In this two-year program, participants will support HCap's efforts to attract and deploy capital to create and increase the production of affordable housing and greater community development across the US. The Analyst will possess and develop strong financial, entrepreneurial, program management and analytical skills while providing communications and research to advance housing and community development initiatives and support broader strategic initiatives and operations. Supporting HCap Directors, the Analyst's primary responsibilities will include financial analysis and modelling, transaction underwriting, portfolio management, investor relations, marketing and communications, and supporting new programmatic initiatives. While the analyst will have broad responsibilities, there will be a primary focus on credit and underwriting. Participants will receive training designed to foster mission-alignment, understanding of the housing and community development finance sectors, development of technical skills, and other ongoing enrichment. Key Responsibilities: Help expand affordable homeownership through innovative financing. Habitat for Humanity International is seeking an analytical, mission-driven Credit and Portfolio Analyst to support the origination, underwriting, and management of investments that increase access to affordable housing. This role combines financial analysis, real estate underwriting, portfolio management, research, and cross-functional collaboration to help advance affordable homeownership, racial equity, and climate resiliency. What You’ll Do Loan Origination & Underwriting (50%) Conduct financial and credit analysis for loan and investment opportunities. Perform due diligence on borrowers, projects, and real estate transactions. Analyze financial statements, project feasibility, and investment risk. Develop financial models to support underwriting and innovative lending products. Evaluate project impact alongside financial performance. Draft loan term sheets and assist with investment structuring. Prepare written investment memoranda for internal Investment Committee review. Coordinate with internal teams and external partners throughout the full deal lifecycle—from prospecting through closing. Provide technical assistance to prospective and existing borrowers when needed. Portfolio Management (20%) Support ongoing monitoring and analysis of the loan portfolio. Assist with monthly, quarterly, and semiannual portfolio reporting. Help manage collateral substitutions, loan modifications, and prepayments. Prepare financial and impact reports for investors. Coordinate with trustees, paying agents, and finance teams to ensure timely debt service and reporting obligations. Research & Data Analysis (20%) Conduct borrower, property, and market research using internal and third-party resources. Build and maintain financial models, dashboards, charts, templates, and analytical tools. Analyze market trends, lending performance, and impact data. Support research related to affordable homeownership, community development, racial equity, and climate resiliency initiatives. Operations & Strategic Support (10%) Develop presentations and reports for investors, leadership, and Habitat affiliates. Support strategic initiatives through market research and prospecting. Assist with budgeting and financial modeling. Contribute to grant and funding proposal development for public and private funding opportunities. Complete special projects and other duties as assigned. Cross-Functional Collaboration You’ll partner with colleagues across multiple divisions to support Habitat’s global mission. This role works closely with teams involved in: Strategic planning Program design and implementation Financial management Communications Monitoring and evaluation Compliance and risk management Minimum Qualifications Education Bachelor’s degree in Finance, Accounting, Economics, Real Estate, Business, or a related field. Experience Two (2) or more years of relevant experience, including internships. Knowledge, Skills & Abilities Experience or strong interest in community development financial institutions (CDFIs), impact investing, tax credits, or mission-driven lending. Strong financial modeling and analytical skills. Ability to analyze financial statements and investment opportunities. Proficiency with Microsoft Excel, Word, and PowerPoint. Excellent written and verbal communication skills. Strong organizational skills with the ability to manage multiple priorities. Ability to collaborate across departments and with external stakeholders. Preferred Qualifications Experience in affordable housing, community development, nonprofit finance, real estate development, commercial lending, or impact investing. Credit training and commercial underwriting experience. Knowledge of loan structuring and investment committee processes. Experience preparing investment memoranda or underwriting packages. Hiring Range: The actual salary offered for this role will be based on a variety of factors, including location, internal equity and the candidate’s qualifications and professional experience.
