About CoreSite:
CoreSite is a leading colocation data center company providing the space, power, cooling and connectivity that businesses rely on to operate and grow. Our data centers bring dozens of organizations together under one roof, supporting the technology and services that keep our world connected. Our people are at the heart of everything we do, bringing the expertise, ideas and commitment that power our business and help our customers succeed. With a culture built on collaboration, ownership, and operational excellence, CoreSite is a place to make an impact.
Development & Design Specialist:
As a member of the Preconstruction team, the Development & Design Specialist provides day-to-day coordination, administrative, reporting, and information-management support across the portfolio of active projects. Working alongside three Design Managers, this team-wide resource helps keep design timelines, documentation, communication, and follow-through, moving efficiently rather than supporting a single project or region. The Development & Design Specialist does not independently own projects or make project design decisions. The role organizes project information, tracks commitments, facilitates coordination, and helps create consistent processes so Design Managers can remain focused on high-value project work. The position is structured as a development path, with progressively greater responsibility over time and a long-term trajectory toward a Design Manager role.
Scope of Support:
The Specialist supports the Design Managers across:
- Ground-up development and entitlement-track projects.
- Large-scale interior buildouts.
- Retrofit, small-capital, and legacy reposition projects.
Key Responsibilities:
Coordination and Project Administration:
- Support Design Managers in coordinating and administering a portfolio of preconstruction projects by tracking schedules, milestones, deliverables, risks, dependencies, action items, and key decisions.
- Coordinate project activities and information across internal cross-functional teams, external consultants, and other project stakeholders to help maintain alignment and progress.
- Support recurring project and cross-functional meetings through agenda preparation, meeting materials, documentation of decisions and action items, and follow-up on outstanding items.
- Maintain project documentation, trackers, and records, including design deliverables, schedules, permitting and entitlement information, meeting minutes, project financial information, and related project data.
- Assist with internal design-review cycles by collecting and organizing stakeholder comments for Design Manager review and distribution.
- Provide coordination and administrative support across multiple Design Managers and concurrent projects based on evolving business and project priorities.
Reporting and Information Management:
- Develop and maintain project- and portfolio-level reports, dashboards, trackers, templates, and status communications that provide visibility into milestones, deliverables, permitting activities, financial performance, risks, and outstanding actions.
- Assist with project financial tracking and documentation, including budgets, forecasts, commitments, and related project information.
- Support entitlement and permitting tracking across multiple projects and jurisdictions.
- Promote consistency in project reporting, documentation, information management, and team processes across the Design Management function.
- Capture, organize, and maintain project knowledge, key decisions, and lessons learned to support continuous improvement and knowledge sharing across the organization.
Design and Preconstruction Support:
- Assist with preliminary due diligence and pre-design activities, including collecting zoning, utility, site, and jurisdictional information for prospective developments and expansion projects.
- Support consultant coordination meetings and follow-up activities to help drive timely completion of design deliverables.
- Support budget and schedule development through data collection, benchmarking, and coordination with consultants and internal stakeholders.
- Assist with maintaining project-specific compliance matrices against CoreSite's Owner's Project Requirements and design standards, escalating gaps to the appropriate Design Manager.
- Track owner-furnished equipment information, design inputs, and stakeholder requirements, and flag missing or late information that could affect design deliverables.
Growth and Development:
- Develop familiarity with CoreSite's project delivery processes, Owner's Project Requirements, design standards, and data center infrastructure through active participation in project activities.
- Participate in project meetings, design reviews, and cross-functional initiatives to gain exposure to design management, permitting, entitlement, preconstruction, and construction.
- Build an understanding of how Design Management partners with Development, Construction, Operations, Finance, Procurement, and other functions across the organization.
- Assume progressively greater responsibility for project coordination and delivery activities under the direction of a Design Manager as knowledge, experience, and capabilities develop.
- Develop the skills, project knowledge, and experience needed to progress toward a future Design Manager role.
- Promote and demonstrate the behaviors consistent with CoreSite’s culture and core values.
Knowledge, Skills and Abilities:
- Flexibility to travel occasionally to support project meetings, jurisdictional coordination, and site visits.
- Hands-on, self-starter who is disciplined and detail-oriented, with the ability to work independently as well as in a team setting, who can consistently deliver highly accurate and timely work.
- Excellent listening, written, verbal, organizational and interpersonal skills.
- Ability to quickly learn systems like ERP systems (e.g. JD Edwards, Oracle, MRI).
- High degree of proficiency with Microsoft Office software (Excel and Word).
- Demonstrates a strong work ethic and accountability for meeting deadlines.
- Ability to work in a fast paced and evolving business environment.
Education/Experience:
- Bachelor's degree in Architecture, Engineering, Construction Management, Real Estate or Development, Business, Project Management, or a related field preferred; equivalent relevant experience will be considered.
- Two or more years of experience supporting projects in architecture, engineering, construction, owner's representation, development, preconstruction, or a related project-based environment preferred.
- Experience coordinating multiple projects, stakeholders, schedules, deliverables, meetings, action items, and project documentation concurrently.
- Experience supporting consultants, project teams, or capital projects through design and permitting phases preferred.
- Experience in data centers, mission-critical facilities, industrial facilities, or other technically complex project environments is a plus but not required.
- Interest in developing a career in design management and project delivery within data center development.
