Founded in 1969, we invest in diversified commercial real estate and have a portfolio of 15,600 properties in all 50 U.S. states, the UK and six other countries in Europe, with a gross book value $58bn. We are known as "The Monthly Dividend Company®” and have a mission to deliver stockholders dependable monthly dividends that grow over time. Since our founding, we have declared 656 consecutive monthly dividends and are a member of the S&P 500 Dividend Aristocrats® index, having increased our dividend for the last 30 consecutive years.

You will be joining one of the largest Real Estate Investment Trusts in the world as we rapidly expand into the UK and European markets, including moving into new offices at 3 St. James’s Square.

The European portfolio, including the UK, has experienced consistent growth quarter-on-quarter since our first international acquisition, a £429m 12-property portfolio from Sainsbury’s in 2019. In just five years the portfolio now includes investments of over $11bn, and 483 distinct properties.

Position Overview

Realty Income is seeking a Director, Financial Reporting to provide specialist leadership across European financial close and consolidation, statutory and external reporting, technical accounting, audit management, SOX and internal controls, and joint venture reporting and governance. Based in London, this role will safeguard the integrity, consistency and compliance of reporting across multiple entities, jurisdictions and reporting frameworks. The Director will partner with senior finance, business, audit and joint venture stakeholders while driving standardisation, audit readiness, automation and continuous improvement across the European reporting environment.

Responsibilities

  • Lead the monthly, quarterly and annual financial close across multiple European entities, ensuring timely, accurate and compliant reporting.
  • Oversee multi-entity and multi-currency consolidation, including intercompany reconciliations, eliminations and consolidation adjustments.
  • Review and approve material accounting entries, balance-sheet reconciliations and reporting adjustments, resolving complex close matters.
  • Own the quality, completeness and timely delivery of group, statutory and external reporting across the European portfolio.
  • Ensure compliance with IFRS, US GAAP, Dutch GAAP, Luxembourg GAAP and corporate accounting policies.
  • Oversee preparation and filing of statutory financial statements and related regulatory reporting, maintaining consistent review and approval standards.
  • Act as the European subject-matter expert on accounting frameworks and assess complex transactions including acquisitions, disposals, joint ventures, financing arrangements and restructurings.
  • Lead implementation of new accounting standards and regulatory requirements and communicate clear technical guidance to finance, business and executive stakeholders.
  • Lead European external audits, coordinating planning, information requests, issue resolution, statutory deliverables, regulatory filings and remediation of findings.
  • Own key SOX controls for close, consolidation, reconciliations, intercompany, reporting and service-provider oversight, including walkthroughs, testing, deficiency assessment and management certification.
  • Lead the joint venture reporting and governance framework, including partner reporting, ownership allocations, capital calls, distributions and reporting implications of transactions and restructurings.
  • Drive reporting transformation, automation and process standardisation while overseeing deliverables from internal teams and third-party providers.
  • Coach and develop finance team members and communicate significant accounting judgements, reporting risks, control matters and required actions to senior stakeholders.

Qualifications

We would expect the successful candidate to have:

  • Significant progressive experience in financial reporting, technical accounting, audit or controllership within a complex multi-entity environment.
  • Demonstrable expertise in IFRS and Dutch GAAP, with the judgement to assess and document complex and non-routine transactions.
  • Experience leading multi-entity and multi-currency close and consolidation, statutory reporting and external audits.
  • Experience owning SOX or an equivalent internal-control programme, including control design, evidence, deficiency assessment and remediation.
  • Strong systems capability, including advanced Excel and experience with ERP, consolidation, reporting or property-management platforms.
  • High integrity, sound judgement and clear ownership of financial-reporting quality.
  • Credible senior communication skills, with the ability to challenge constructively and influence across a matrixed organisation.
  • Strong technical, analytical and problem-solving capability, with attention to detail and broader business awareness.
  • A collaborative leadership style, continuous-improvement mindset and ability to manage competing priorities across jurisdictions.
  • A qualified accountant designation: ACA, ACCA, CPA, CIMA or equivalent, with a minimum of five years post-qualified experience.

Preferred Qualifications

  • Experience with US GAAP and additional European reporting frameworks.
  • Pan-European real estate, REIT or investment-management experience.
  • Big Four audit, accounting-advisory or technical-accounting experience.
  • Experience leading joint venture reporting, partner governance, capital calls, distributions and ownership allocations.
  • A record of delivering reporting transformation, automation, process standardisation and stronger control effectiveness.

This role is subject to enhanced compliance and disclosure requirements consistent with those of a financial services organization.
