Description

Position Purpose

Drive asset value creation and operational performance across Lion Real Estate Group's multifamily portfolio through strategic capital planning, disciplined project execution, and effective management of capital investments. Ensure capital projects are completed safely, on time, within budget, and in alignment with each property's business plan and investment objectives.

Role Summary

The Director of CapEx is responsible for overseeing the planning, budgeting, execution, and financial performance of capital improvement projects across Lion Real Estate Group's growing multifamily portfolio. This position leads the implementation of property renovation programs, major capital improvements, and value-add initiatives designed to enhance asset performance, improve the resident experience, and maximize return on investment.

The Director serves as the primary point of accountability for capital project execution, coordinating with Asset Management, Property Management, Facilities, Procurement, and external construction partners to ensure projects support property-level business plans and investment strategies.

The ideal candidate combines strong multifamily construction and renovation expertise with financial discipline, project management capabilities, and an owner's perspective on capital allocation and asset value creation.

Key Responsibilities

Capital Planning & Financial Management

  • Develop and oversee annual and multiyear capital expenditure plans aligned with property business plans and investment objectives.
  • Establish project budgets, scopes, schedules, and financial forecasts; monitor spending and ensure accountability for cost and performance.
  • Evaluate capital investment opportunities based on asset needs, anticipated returns, and long-term value creation.
  • Support acquisitions, dispositions, and annual budgeting through capital needs assessments, cost estimates, and project planning.

Capital Projects & Renovation Execution

  • Lead capital improvement projects across the multifamily portfolio, including unit renovations, amenity upgrades, exterior improvements, and major building system replacements.
  • Oversee projects from planning and bidding through construction, quality control, and final completion, ensuring adherence to budgets, schedules, and standards.
  • Direct value-add renovation programs, optimizing renovation costs, production timelines, and execution against property investment strategies.
  • Identify and resolve project delays, construction deficiencies, and cost overruns while minimizing disruption to property operations and residents.

Vendor & Contractor Management

  • Manage competitive bidding, contractor selection, contract negotiations, and vendor performance for capital projects.
  • Oversee project costs, change orders, payment approvals, and contractor compliance with applicable requirements.
  • Collaborate with Procurement to standardize materials, leverage purchasing opportunities, and improve cost efficiency.

Cross-Functional Collaboration

  • Partner with Asset Management to prioritize capital investments and ensure projects support underwriting assumptions and asset performance goals.
  • Coordinate with Property Management to align construction schedules with leasing activity, occupancy objectives, and resident needs.
  • Collaborate with the Director of Facilities on major system replacements, capital needs, and the transition of completed projects to ongoing maintenance operations.
  • Maintain clear communication with leadership and stakeholders regarding project progress, financial performance, and potential risks.

Compliance, Reporting & Process Improvement

  • Ensure capital projects meet applicable building codes, permitting, safety, environmental, and regulatory requirements.
  • Maintain accurate project documentation, financial reporting, schedules, and performance metrics.
  • Develop standardized project management processes, reporting tools, and controls to improve efficiency, consistency, and scalability across the portfolio.

Leadership & Accountability

  • Lead and develop project management or construction personnel, as applicable, establishing clear expectations and performance standards.
  • Hold internal teams, contractors, and project partners accountable for quality, timelines, budgets, and results.
  • Promote a culture of collaboration, proactive problem-solving, financial discipline, and continuous improvement.

Leadership Expectations

Like every Lion leader, this role is responsible for three outcomes: business results, resident experience, and team member experience. Successful capital project delivery requires more than meeting budgets and deadlines; projects must also support property operations, resident satisfaction, and long-term asset performance. The Director of CapEx is expected to demonstrate Lion's people-centric leadership standard through results, relationships, development, culture, and future leadership.

Core Competencies and What It Looks Like in This Role

  • Inspire Trust: Delivers on project commitments and communicates transparently regarding budgets, timelines, risks, and results.
  • Develop People: Provides clear direction, coaching, and development opportunities to project team members and external partners.
  • Drive Accountability: Holds contractors and project stakeholders accountable for quality, schedules, costs, and agreed-upon deliverables.
