The Director of Construction will serve as the executive champion for all physical asset projects, capital improvement projects, and maintenance operations across the company’s portfolio. Reporting directly to the VP of Sales/Construction. This role bridges the gap between high-level investment underwriting and hands-on site execution. The Director will collaborate closely with Community Managers and Regional Vice Presidents (RVPs) to guide and assist in the completion of capital projects at the community level, overseeing all phases from design through completion. This role will involve communicating upwards with the Executive Team and investors as well as outward facing with supporting 3rd party vendors.

Job Duties

  • Ultimate responsibility to lead Construction Services to manage construction of expansion, development, capital, and maintenance projects.
  • Acts as Cove’s representative to manage contractors, subcontractors and vendors to ensure projects are completed on time and within budget.
  • Directly manage, mentor, and grow a team of project managers and assistant project managers. Some projects may require additional 3rd party Project Manager hires which would also report to this Director position.
  • Inspects construction projects to ensure it is progressing in accordance with plans, specifications and regulatory requirements.
  • Reviews and analyzes contract proposals and assists in selection of qualified contractors to complete capital improvement within the budgeted amount.
  • Build relationships with AEC professionals for strong project execution, efficiency, and consistency across full portfolio.
  • Works in partnership with Operations and Management teams to develop forward looking year Capital Projects Budget and Maintenance Budget.
  • Meets with governmental and municipal agencies to ensure project compliance.
  • Solves problems that arise during construction by escalating concerns to appropriate team members and actively participating in resolution communication.
  • Evaluate and Manage Emergency Repairs that arise to determine best course of action to ensure community is operational and safe for residents.
  • Other duties as assigned.

Requirements

  • 4 year college degree, Preferred Degrees: Engineering, Construction Management, or Real Estate Development
  • 5 years in related job experience in construction, development or real estate asset management
  • Preferred experience working within Manufacturing Housing Communities, RV Communities, and/or Single Family Residential Communities with shared common area amenities.
  • Thorough knowledge of and ability to read and understand construction drawings and documents.
  • Ability to effectively communicate with both field management and senior management.
  • Ability to project track and report through analytical documentation.
  • Ability to work well independently as well as on a team
  • Demonstrated ability to manage multiple competing priorities
  • Excellent organizational skills
  • Ability to successfully lead others to live Cove’s culture and produce quality results
  • Ability to travel by car or plane with overnight stays as required across all Florida properties: 40-60%. The role involves active outdoor construction site inspections, walking raw land, and enduring Florida weather elements.
