Position Overview
At Evernest, property accounting is not back-office work. We are building a brand that residents, owners, and vendors genuinely trust, and for accounting, that trust is built one clean, on-time statement at a time. You and your team will own some of the most important deliverables in the company: reporting that owners, clients, and our own teams never have to question.
We are seeking an ambitious, high-ownership accounting leader to own the books behind every door we manage. This is the single seat accountable for the close and trust accounting across all three client segments (Retail SFR, Institutional SFR, and Multifamily) and for a team of roughly 25 U.S.-based and international accountants and specialists. You will report to the Chief Operating Officer as the most senior client accounting leader in the organization, and you will sit on the Evernest Senior Leadership Team, the most senior group outside the executive team. Every member of the Senior Leadership Team is responsible for owning their business and driving it toward the shared vision of the organization. Property Accounting will be yours.
This is a strategic-doer seat. As the technical authority in property accounting, you will personally own our most complex institutional client books until the team and processes maintain your standards without your day-to-day involvement. You will also be the technical escalation path and the career path for every accountant in the department. It is also a builder’s seat. Our processes and team are good; your job is to make them best in class. AI is changing how we work, and it must be core to how the department operates, not an occasional experiment: eliminating manual work, catching exceptions before they become variances, and tightening the close. In addition to paving the way with AI, you will partner with our data and technology teams to build durable processes, designed with the client in mind, that close the books earlier every month.
This is a growth seat. We are as interested in the rising accounting leader as the seasoned one, because the scale we are building toward will demand more of this role every year. There is no status quo.
Responsibilities

Deliver the close on time, every month. Owner statements, client packages, reconciliations, disbursements, and 1099s across all three segments, from a door’s onboarding through its disposition.

Keep every trust dollar clean and provable. 100% of trust and operating accounts reconciled monthly across more than 50 markets, no unexplained variances, clean audits, and full compliance with every state’s broker trust rules.

Own institutional client accounting. Client-specific mappings, funding requests, lender and DSCR reporting, capex policy, and fee analysis. Be the person on the call when a number is challenged.

Build the bench. Coach the Retail, Multifamily, and Institutional accounting leaders and develop the team beneath them so the function never depends on one person.

Run the operating rhythm. Weekly leadership meetings, one-on-ones, and a close-status review where every metric has a named owner and input metrics flag a missed close before it happens.

Inspect what you expect. Document every recurring workflow, measure adherence, and rebuild anything that depends on individual effort.

Run the department like a business. Own the scorecard and quarterly plans, drive cost per door down and productivity per accountant up, and stay inside budget.

Never cost us a door. Zero accounting-related client churn.

Experience at scale. Property accounting leadership at a multi-market, multi-entity third-party property manager, with direct accountability for thousands of doors and experience managing managers.

Institutional client accounting. You have owned institutional reporting and defended your numbers directly to sophisticated clients.

Hands-on trust accounting expertise. You have personally owned trust reconciliations, security deposits, disbursements, and 1099s, and you designed the controls rather than operating inside someone else’s.

Extreme ownership. You have stayed on a hard problem until it was solved when it would have been easier to escalate, and you can tell us about it.

A builder’s track record. Processes you built that held up after you moved on, with before-and-after results you can point to.

A partner, not a gatekeeper. Operations leaders want to work with you, and you can collaborate and hold the line on controls when it matters.

Drive to lead with AI. You are excited by what AI can do for accounting and want to be the one who brings it into the department, not the one who waits to see how it plays out.

Fluency in the tools. AppFolio (or an equivalent property management accounting platform), Excel, Google Workspace, and treasury management banking platforms.

Credentials. A Bachelor’s degree in Accounting, Finance, or a related field; CPA a plus.

Range. As comfortable in transaction-level detail as you are presenting to executives, institutional clients, and auditors.
