POSITION SUMMARY:
The District Manager owns the results for a portfolio of 6–10 RV parks — the numbers, the standards, and the connection between park teams and the rest of the company. This is a results-first role: District Managers are measured on hitting revenue, occupancy, and guest satisfaction targets across their district, full stop.

Maintain consistent brand, service, safety, and operational standards across the district while adapting expectations and execution to each park's unique operating model, market, and guest base. This is also a connective role — parks don't operate in a silo. The District Manager keeps parks aligned with marketing, finance, HR, and every other department, ensuring campaigns launch on time, budgets hold, and company initiatives actually land at the park level. Success requires a strategic, hands-on leader who can mentor Park Managers to deliver, hold the line on standards, and drive success across multiple locations.

ESSENTIAL JOB RESPONSIBILITIES:

Results & Performance
  • Own district-level KPIs — revenue, occupancy, NOI, and guest satisfaction — while maintaining park-by-park visibility into performance; drive Property Managers to hit budget and performance targets at each property
  • Review individual park performance regularly with each Property Manager — not just district roll-ups — to catch issues before they affect the district numbers
  • Identify underperformance early and course-correct fast; report results plainly, wins and misses both
  • Deliver on revenue and expense management, accurate revenue collection and reconciliation, and financial reporting across the district

Standards & Consistency
  • Enforce brand and operational standards across every park in the district through regular site visits and audits
  • Ensure security, safety, and compliance protocols are followed without exception
  • Oversee property maintenance, cleanliness, and capital improvement needs to keep every park at standard

Cross-Department Alignment
  • Serve as the link between park-level execution and corporate departments — marketing, finance, CapEx/facilities, HR, and IT
  • Establish a consistent operating rhythm with each Property Manager — regular check-ins, reporting cadences, and review cycles — to keep park execution aligned with company timing
  • Make sure parks execute budget processes, marketing campaigns, and company initiatives on schedule and in sync with the rest of the business
  • Flag misalignment between park operations and other departments early, and resolve it

Leadership & Team Development
  • Mentor Property Managers and their teams; support hiring, training, and succession planning
  • Foster a culture of accountability and continuous improvement across every park in the district

Guest Experience
  • Maintain high service standards districtwide; address escalated guest concerns directly
  • Use guest feedback to drive real improvement, not just track it

Reporting & Communication
  • Provide leadership with regular, accurate updates on district performance, risks, and initiatives
  • Communicate company goals and standards clearly and consistently down to the park level

Skill and Experience
  • 3+ years of experience within the hospitality industry, preferably in RV park management
  • Proven track record of hitting financial and performance targets across multiple locations
  • Experience managing budgets, analyzing financial reports, and driving revenue growth
  • Comfortable operating cross-functionally — coordinating with marketing, finance, and HR to keep park execution in sync with company initiatives
  • Proven experience recruiting, developing, and leading high-performing teams
  • Strong leadership presence — sets high standards, holds teams accountable, and maintains composure and follow-through under pressure
  • Excellent communicator and problem-solver, with sound judgment in fast-paced, high-conflict, or ambiguous situations
  • Ability to enforce and uphold brand standards, ensuring consistency and protection of the company's reputation
  • Ability to be highly active during property visits, including walking, bending, standing, and lifting up to 20 pounds
  • Willingness to travel up to 50% by automobile and airplane, with 24/7 availability to assist teams when necessary
  • Valid driver's license with the ability to legally operate a motor vehicle
  • High school diploma or GED required
