We pride ourselves on creating safe, well-managed environments while fostering collaboration, innovation and exceptional service.

Purpose of the Role

🏡Senior Property Manager Opportunity

BGIS is seeking an experienced Senior Property Manager to join our growing Property team in Melbourne and act as second-in-command to the Account Manager for the property and lease management function.

This is a key leadership role supporting a long-standing government client across a diverse property portfolio comprising residential, retail and industrial properties, land, advertising agreements and telecommunications agreements. You will lead and support the Property Management team while retaining end-to-end responsibility for an assigned portfolio, excluding maintenance delivery.

Reporting to the Account Manager, you will provide oversight of all leasing and property management activities, manage and develop Property Managers, and help ensure consistent service delivery, legislative compliance and portfolio performance. You will also work closely with client representatives in a collaborative environment, providing trusted advice and practical support across property and tenancy matters.

We are looking for a confident and approachable people leader with strong technical property expertise, sound judgement and the ability to build positive relationships. You will be comfortable balancing team leadership, client engagement and hands-on portfolio responsibilities in a collaborative, customer-focused environment.

Key Responsibilities

  • Act as second-in-command to the Account Manager for the property and lease management function, supporting team leadership, service delivery and day-to-day operational decision-making within this area.
  • Lead, coach and support Property Managers, setting clear expectations and promoting consistent, high-quality performance across the team.
  • Maintain oversight of all leasing and property management activities across a diverse portfolio comprising residential, retail and industrial properties, land, advertising agreements and telecommunications agreements.
  • Manage an assigned portfolio on an end-to-end basis, excluding maintenance delivery, including tenancy administration, rent reviews, arrears, inspections, compliance and stakeholder communication.
  • Review, prepare and draft lease and related property documents for the client, including renewals, variations, surrenders, licences and rent review documentation.
  • Review, develop and update procedures, templates and supporting documentation across the property and lease management functions to promote consistency, compliance and continuous improvement.
  • Provide guidance on complex tenancy, leasing and property matters and ensure compliance with applicable residential, retail and general property legislation.
  • Work closely with client representatives in a collaborative environment, providing responsive advice, clear reporting and practical solutions.
  • Maintain accurate property records, lease registers and portfolio data, with a strong focus on governance, quality and data integrity.
  • Coordinate with Maintenance teams where property issues require works, while retaining responsibility for related tenant, lease and client communication.
  • Represent the client in tenancy matters, including attendance at VCAT and other relevant forums where required.

Education, Experience & Skills

Essential

  • Demonstrated senior-level experience managing diverse property portfolios, including residential, retail and industrial properties, land, advertising agreements and telecommunications agreements.

  • Demonstrated end-to-end property management experience across leasing, tenancy administration, inspections, rent reviews, arrears, compliance and stakeholder management.
  • Strong experience reviewing, preparing and drafting lease documents, variations, renewals, surrenders, licences and related client documentation.
  • Proven ability to provide practical advice on complex leasing and property matters and to exercise sound judgement in a client-focused environment.
  • Victorian Agent's Representative Registration or Estate Agent's Licence.
  • Current Victorian Driver's Licence.
  • Excellent communication, relationship-building and stakeholder engagement skills, with the confidence to work closely with senior client representatives.
  • Strong organisational skills, commercial awareness and attention to detail, with the ability to manage competing priorities.
