Summary: This position is responsible for overseeing and working with District Managers and Store Managers to maintain their assigned stores in alignment with Capital Improvements and Preventative Maintenance.

Essential functions of the role that can be performed with or without reasonable accommodation.

· Work closely with the Director of Facilities to address and drive the property maintenance and improvement plans across the managers assigned stores.

· Work directly with Facility Management team members, District/Store Managers and the property Owners to ensure locations are meeting expectations of property ownership and exceeding when possible.

· Identification of required Immediate Repairs and ongoing repairs thru new store transitions and current managed stores. Strives to keep repairs on budget thru discussions with SAM teams and Owners.

· Keeps informed of current and future property needs through timely communications and follow up methods.

· Ensure all documentation is recorded, filed, and shared appropriately for current and historical reasons.

· Track info and progress on the current repair ticketing system called MaintainX. This is the single source shared drive for maintenance and capital expenses that are $1000 and above.

· Ability to work across other SAM departments to communicate and complete repair and capital improvements through completion on approved budgets.

· Daily follow up with DM, SM and Facility Management Administration for missing information for ownership review and approval.

· Visit assigned properties for due diligence reviews and for review of outstanding required and suggested repairs for ownership.

· Coaches store managers on the ongoing repairs, maintenance plans and vendor contracts.

· Develop asset plans with Facility Maintenance team members to identify, inspect, review and validate past and present maintenance and capital improvements.

· Work diligently with Facility management team and Field Operations team to develop best practices for maintenance and capital improvement store resource documents.

· Supports and holds SM/DM accountable for maintenance issues on a proactive plan working within store budgets with proper scopes of work.

· Identify and celebrate operational successes, as well as develop and implement plans to address opportunities.

· Creates and strengthens client relationships through ongoing communication and meetings.

· Communicate effectively with employees, colleagues and customers. To be a positive force for positive and proactive communication across several teams.

· Willingness to travel to other markets, SAM office in PA, and industry trade shows. Travel approx. 25-30% of time.

Qualifications/Education and/or Experience Requirements:

· Bachelor's Degree and previous storage facility experience a plus!

· Working knowledge of Microsoft Excel, Word, PowerPoint and Outlook

· Past or current understandings of the basics for HVAC and electrical systems is a plus for this position.

· Demonstrate leadership competency in managing assigned properties in the shared drive data base with all parties.

· Passion for accuracy for maintenance and capital improvement tasks that are required at properties and seeing those projects thru to completion and budget and on time.

· Ability to monitor and control expenses. Must understand and work towards correct Scopes of Work so that contractors submit competitive bids the first time around.

· Must be able to work independently and be a self- starter and task manager.

· Ability to prioritize tasks on a daily basis is a necessary skill set.

· Exceptional communication, organization and time management skills.

· Negotiating ability with vendors is a must. Ability to call on vendors and others to be a problem solver is of utmost importance for this position.

· Project Management experience is a key skill set in keeping many projects moving at the same time.

Work Hours: In a typical week, this position requires a minimum of 40 hours with regular and predictable attendance. Occasional weekend work may be required.

Work Environment: This work is usually performed with normal noise levels and minimum exposure to hazardous conditions. This is a remote position and may be performed at home. Employees in this position are required to reside in a state where SAM is registered to conduct business.
