General Overview
Smoothie King is looking for a relentless, entrepreneurial road warrior to hunt for restaurant sites and create growth opportunities across the United States. This is a full-time, remote, field-first role - not a desk job or traditional broker-management position. The Real Estate Site Selector will spend more than 75% of their time on the road - driving retail corridors, walking properties, knocking on doors, meeting local decisionmakers, and uncovering sites others miss. Coverage may be national or within assigned priority markets. The mission is simple: find great sites, help existing franchisees move forward, and turn exceptional real estate discoveries into new franchise opportunities by working with internal Franchise Sales to reach prospective operators. Success means uncovering quality sites through firsthand hunting, creating off-market opportunities, advancing franchisee searches, generating grassroots candidate leads, and helping reverse-sell promising locations - not the number of brokers managed or reports produced. Compensation includes a base salary plus commission opportunity under the company’s applicable incentive plan.
Location: Remote (U.S.-based, near a major airport).
Essential Functions
- Spend the majority of the workweek in the field actively hunting for marketed and off-market opportunities - not waiting for listings, brokers, or inbound leads.
- Drive target corridors, walk shopping centers, approach property owners and landlords, and uncover endcaps, inline spaces, freestanding buildings, drive-thru conversions, and new developments.
- Assess trade areas, access, visibility, traffic, co-tenancy, parking, competitive activity, and market growth, document actionable site opportunities.
- Build a disciplined inventory of discoveries, document site intelligence, and contacts, and bring promising opportunities to the Real Estate Directors for screening and next steps.
- Get into markets with franchisees, tour opportunities in person, and persistently follow up to move site searches forward.
- Identify compelling sites first, then collaborate with internal teams to match them with existing franchisees or prospective external franchise candidates.
- Present site opportunities and market insights to potential operators in coordination with Franchise Sales; support franchise growth without bypassing established qualification or approval processes.
- Invent new ways to find sites and potential franchise operators. Pursue opportunities others overlook through door-knocking, local introductions, community networks, and unconventional outreach.
- Engage Chambers of Commerce, mayors, municipal officials, economic development organizations, and community business leaders to uncover local prospects and development activity.
- Build relationships with entrepreneurs, investors, multi-unit operators, local business owners, and commercial developers; leverage community events and business networks to generate leads.
- Connect promising real estate, community relationships, and potential operators into actionable opportunities for internal Franchise Sales follow-up.
- Build local relationships with landlords, property owners, developers, and brokers encountered in the field to uncover sites and generate leads. Real Estate Directors - not the Real Estate Site Selector – are responsible for assigning, directing, and managing brokers.
- Pass qualified opportunities to the Real Estate Directors for site review, approvals, LOIs, lease negotiations, and broker coordination; remain involved as a field resource when helpful.
- Collaborate with Franchise Sales, Construction, and Operations; maintain accurate pipeline activity, contacts, opportunities, and next steps.
Major Responsibilities / Specific Requirements
- Strong initiative, communication, organization, relationship-building, and independent problem-solving skills.
- Ability to manage multiple markets and travel more than 75% of the time, including frequent overnight trips nationwide.
- A true road warrior: curious, competitive, persistent, and energized by being out in the market.
- Would rather drive another corridor, walk one more property, meet the mayor or Chamber, or knock on a landlord’s door than wait behind a computer for the next listing.
- Exhibits professionalism, discipline, honesty, integrity, courtesy and respect both inside and outside the corporation, in all dealings with fellow team members, Franchisees, vendors, or others with whom Smoothie King conducts business.
- Promote the culture, values, and mission of Smoothie King.
Education and Experience Requirements
- Bachelor’s degree in real estate, Business, Finance, Marketing, or related field, or at least 3 years of relevant professional experience in lieu of a degree.
- Preferred experience in commercial real estate, retail site selection, brokerage, franchise development, business development, or restaurant expansion.
- Preferred experience in QSR, fast-casual, multi-unit retail, franchisee support, drive-thru site selection, or off-market sourcing.
- Preferred experience with GIS, mapping, demographic analysis, commercial real estate platforms, or consultative selling.
- Personal passion for health and fitness is a plus.
Work Environment:
- Remote, field-based role; work is primarily performed on the road in retail corridors, shopping centers, and properties, including outdoors in heat/cold, wet/humid, and dry/arid conditions.
- Requires maintenance of a home office space. When not traveling, work is conducted remotely with frequent video conferences.
- Requires working irregular hours and extended days; may be requested to work weekends for community or special events.
Travel Required:
- Travel exceeds 75%, with frequent overnight trips and potential nationwide assignments; coverage may be national or within an assigned U.S. territory.
- Valid driver’s license and ability to travel by air and automobile.
- In-state and/or out-of-state travel required
