We’re committed to enriching the lives of those around us - one home at a time. Ready to make a difference? We're looking for innovators, changemakers and energetic professionals who want to join in on our amazing mission and company culture. We're a leader in the Single Family Rental industry and have been named one of Atlanta’s Top Workplaces, ranked #3 on Qualified Remodeler’s Top 500, and ranked #1 for ACG’s fastest-growing company in Georgia.

Position Purpose: Select renovation finish specifications for single-family fix-and-flip properties that maximize resale value and return on rehab spend, based on each property’s condition, location, and comparable sales.

Job Responsibilities:

Spec Selection & Value Strategy:

  • Select renovation finish specifications for each property from a spec catalog, ranging from base-level to upgraded options, based on comparable sales and submarket expectations.
  • Weigh retain-versus-replace and upgrade decisions (counters, cabinets/vanities, flooring schedules, fixtures, value-add improvements/curb appeal, etc) to deliver the best return on renovation dollars.

Market & Comp Analysis:

  • Review comparable listing and sold photos to identify the finish level buyers expect at each price point and location.
  • Help develop and maintain standardized spec packages by submarket and price tier to drive consistency and speed.

Collaboration & Turnaround:

  • Deliver complete, cost-ready spec selections within tight turnaround windows so rehab costs can be finalized during due diligence.
  • Partner with asset management and pre-construction teams to resolve questions and keep selections aligned with rehab budgets & scope guidelines.

Job Requirements:

  • Engagement: Independent contractor (1099), remote, with compensation per completed property; flexible capacity to support high and growing deal volume.
  • Experience: 3+ years in residential interior design, builder design studio selections, home staging, kitchen and bath design, or fix-and-flip/iBuying renovation.
  • Technical Skills: Strong eye for finish coordination and resale appeal; comfort reviewing listing photos and comps; working knowledge of finish materials and relative costs; proficiency with Google Workspace.
  • Industry Knowledge: Understanding of how finishes affect buyer perception, resale value, and days on market; familiarity within major southern markets (Atlanta, DFW, Tampa, Orlando, Charlotte) is a plus; MLS access is a plus.
  • Competencies: Cost-conscious design judgment; reliable, fast turnaround; clear written communication; ability to work independently and maintain accuracy at high volume.
