THE OPPORTUNITY Bonus Homes is seeking a Head of Capital Markets to lead capital formation – sourcing, cultivating, and closing relationships with the institutional investors who form the backbone of our growth. This person will own outbound investor development while also supporting investor diligence, portfolio reporting, performance analysis, and financial structuring as the platform scales. This person will sit at the intersection of capital markets, asset management, finance, investments, and operations; building out a function that doesn't yet exist in a structured form. They will help Bonus raise and manage property capital, support investor conversations, build the data and reporting infrastructure needed for institutional diligence, and ensure portfolio performance is clearly understood and communicated internally and externally. The ideal candidate has a strong network of investor relationships and is able to quickly build new investor contacts. They are highly analytical, commercially credible, and comfortable in both the details and the narrative. They can build models, answer investor diligence questions, analyze asset-level performance, and translate a genuinely new real estate investment category into a compelling, data-backed capital markets story. WHAT YOU'LL OWN Capital Markets & Investor Relations Lead outbound investor sourcing and relationship development – identify, cultivate, and close relationships with institutional investors, real estate funds, private credit, family offices, and asset managers Partner with founders and senior leadership on capital formation strategy, investor outreach and sourcing, financial structuring, and capital provider relationships as Bonus raises additional property capital to scale the HAP platform Manage ongoing LP communications and reporting cadence, keeping existing capital partners informed and confident between active fundraising periods Build and maintain investor-facing materials, financial models, portfolio reporting, performance dashboards, and diligence packages Support structuring conversations related to property capital, JV structures, forward flow arrangements, investment vehicles, and other capital solutions as the platform evolves Develop processes and systems that make investor reporting scalable as Bonus expands into additional markets Asset Management & Performance Analyze asset-level and portfolio-level performance – rental income, expense trends, vacancy, turn times, repairs, capex, appreciation assumptions, and projected returns Partner with the acquisitions and investments function to connect underwriting assumptions to actual portfolio performance, as well as speak credibly to the buy box and asset selection logic in investor conversations Identify and surface portfolio risks and opportunities to both leadership and capital partners (e.g. underperforming assets, market-specific trends, property management issues, and deviations from underwriting) Work cross-functionally with finance, accounting, operations, property management, product, and technology teams to ensure data integrity and strong performance visibility Investor Diligence & Reporting Infrastructure Serve as the primary internal resource for capital partners seeking to understand Bonus' investment model, underwriting framework, portfolio performance, risk management, and return profile Help shape the reporting infrastructure required to support institutional capital – asset-level data, market-level analytics, cash flow reporting, return analysis, and performance attribution WHAT WE’RE LOOKING FOR Must-Haves 6–12 years of experience across real estate capital markets, asset management, structured finance, private equity, proptech, residential finance, or related investment platforms Strong understanding of residential real estate investment products (single-family rental, home equity, mortgage, or structured real estate) and the ability to speak credibly to underwriting logic and asset selection in investor conversations Experience working with institutional capital providers; investment committees, private equity firms, asset managers, REITs, family offices, or real estate credit platforms Strong financial modeling skills: asset-level returns, portfolio performance, cash flows, sensitivity analysis, capital structures, and investor reporting Experience supporting capital formation, fundraising, diligence processes, investor updates, and ongoing LP relationship management Strong asset management instincts – ability to evaluate actual performance against underwriting assumptions and identify what's driving variance Ability to answer detailed investor diligence questions and translate complex data into a clear, compelling investment narrative Comfort operating in an early-stage environment where systems, reporting infrastructure, and capital markets processes are still being built Strong executive communication skills with the ability to work directly with founders, investors, and cross-functional leaders High attention to detail, strong analytical judgment, and the ability to build trust with sophisticated financial stakeholders Nice-to-Haves Experience with SFR portfolios, residential REITs, iBuying, HEI or shared appreciation structures, or alternative real estate investment products Experience building investor reporting infrastructure from scratch rather than inheriting an existing system Existing relationships with real estate investors, private credit funds, family offices, or institutional residential investment platforms Experience wearing both capital markets and hands-on asset management hats – particularly in a smaller fund or emerging platform context Experience in high-growth startups or with new investment products where the category and capital markets story are still being defined LOCATION & STRUCTURE Remote-friendly; overlap with existing team (e.g. LA, Phoenix) a plus Virtual-first team culture with capital partner conversations nationally High ownership, lean team, direct access to founders
