About LKV Realty
LKV Realty is an affiliated real estate services organization within the Lakeview Loan Servicing and Bayview Asset Management family of companies, providing centralized brokerage and transaction services for residential properties from listing preparation through closing.
Position Summary
LKV Realty is seeking a Listing Agent to manage a high-volume portfolio of residential property listings from property readiness through closing. This role oversees MLS execution, showings, offer review and negotiation, contract management, and listing-side communication while keeping multiple transactions moving forward.
The ideal candidate is a licensed real estate professional who is highly organized, responsive, and proactive, with the ability to manage competing priorities and provide brokerage expertise while executing the seller’s approved strategy.
This is a fully remote position with an annual salary of $84,000, plus an annual bonus. You'll also receive our excellent benefits package, which includes medical coverage starting on day one and a company-matched 401(k). Compensation may vary based on experience, location, and other job-related factors.
Responsibilities
- Manage a portfolio of approximately 30–50 active residential listings at full productivity, using standardized workflows and technology to keep properties and transactions moving.
- Own the listing lifecycle, including MLS execution, showings, offer analysis and negotiation, contract management, and listing-side communication.
- Partner closely with Asset Managers, Transaction Coordinators, the Broker, buyer agents, lenders, title/escrow, inspectors, appraisers, vendors, and internal teams.
Key Responsibilities
Listing & Property Management
- Review assigned properties, approved disposition strategies, prior listing history, disclosures, property details, and other required information before launch.
- Confirm properties are market-ready and accurately represented before listing.
- Create and maintain accurate MLS listings, including pricing, property details, remarks, photos, disclosures, showing instructions, and supporting documentation.
- Coordinate photography, virtual staging, property access, and other approved listing services.
- Manage listing updates, including price and status changes, extensions, contingencies, and withdrawals, while ensuring accurate syndication across applicable real estate platforms.
Showings, Offers & Negotiations
- Monitor showing activity, buyer feedback, access issues, and inquiries, responding promptly to buyer agents and other parties.
- Review offers for completeness, financial strength, contingencies, timing, concessions, and overall value.
- Compare competing offers and provide clear recommendations to the authorized decision-maker.
- Negotiate price and contract terms within approved authority and prepare counteroffers and related documentation.
- Maintain professional, solutions-focused communication throughout the negotiation process while protecting the seller’s interests.
Contract-to-Close Management
- Partner with the Transaction Coordinator to move accepted offers through closing and keep contractual milestones on track.
- Review contracts, amendments, disclosures, and approvals for accuracy and escalate issues requiring Broker, Asset Manager, Legal, or Compliance involvement.
- Support inspection and repair negotiations, appraisal issues, title, financing, and other transaction challenges.
- Remain actively involved in seller-side decisions and negotiations requiring a licensed agent.
- Identify and escalate risks early to prevent avoidable delays or closing issues.
Portfolio & Stakeholder Management
- Maintain visibility across assigned properties, proactively managing deadlines, priorities, exceptions, and revenue-impacting issues.
- Serve as the primary licensed brokerage contact for assigned disposition activity.
- Provide timely updates on listing activity, offers, negotiations, transaction milestones, risks, and decisions needed.
- Maintain clear documentation and responsive communication with sellers, internal teams, buyer agents, lenders, title/escrow, inspectors, appraisers, and other transaction partners.
Compliance, Technology & Process Improvement
- Conduct listing and negotiation activities in accordance with applicable state real estate laws, MLS rules, Fair Housing requirements, brokerage policies, and professional standards.
- Follow LKV Realty requirements for disclosures, advertising, agency, documentation, data handling, confidentiality, and record retention.
- Maintain accurate records and transaction activity within approved MLS, transaction management, collaboration, and reporting systems.
- Use market data, dashboards, and technology tools to monitor listings, identify issues, and support informed decisions.
- Identify recurring process or system issues and recommend opportunities to improve the disposition workflow.
Qualifications
- Active real estate license in the state(s) required for assigned listings, with the ability to maintain required licensing and MLS access.
- Minimum 2 years of residential real estate experience, with listing-side experience strongly preferred.
- Proven ability to manage multiple residential listings or transactions simultaneously in a high-volume environment.
- Strong knowledge of residential purchase agreements, addenda, disclosures, inspections, negotiations, and closing timelines.
- Strong negotiation, communication, and professional judgment skills, with the ability to work effectively with asset managers, buyer agents, vendors, and transaction partners.
- Highly organized and detail-oriented, with the ability to manage deadlines, priorities, and service expectations independently.
- Comfortable using technology, including MLS, transaction management, CRM, workflow, reporting, and AI-enabled tools.
- Reliable availability during standard business hours, with flexibility to support time-sensitive listing, negotiation, inspection, and closing needs.
Preferred Experience
- Experience with institutional, investor-owned, REO, iBuyer, builder, portfolio, or other high-volume residential disposition environments.
- Experience managing investor-owned or portfolio residential assets.
- Experience working within standardized workflows, SOPs, and performance-based service levels.
- Experience using data, automation, and technology to improve listing performance, buyer engagement, operational efficiency, or transaction outcomes.
