Do you have experience in US property management and are skilled at turning vacant units into move-in-ready homes? We are looking for an organized, proactive Maintenance Coordinator for Vacant Properties to lead our "Make-Ready" operations!

• Role: Maintenance Coordinator for Vacant Properties
• Compensation: $750 / month
• Schedule: Monday – Friday, 8:00 AM – 5:00 PM PST
• Setup: 100% Remote

• End-to-End Turnover Management: Lead the complete "Make-Ready" lifecycle from move-out inspection to final move-in readiness across single-family, multi-family, and commercial properties.
• Vendor & Contractor Dispatch: Schedule and coordinate trade specialists (painters, cleaners, flooring, handymen) to minimize vacancy downtime.
• Work Orders & Communications: Manage work orders in AppFolio and communicate daily via phone and email with contractors, field technicians, and property managers.
• Financials & Utilities: Review Vacancy Make-Ready (VMR) invoices, handle utility transfers (water, power, gas, trash), and assist with security deposit deductions.
• Compliance: Ensure units meet statutory inspection schedules and California housing safety guidelines.

• Experience: 1–2+ years in US property management, maintenance dispatch, or turnover/make-ready coordination.
• Software: Prior hands-on experience with AppFolio (or similar tools like Buildium or Yardi) is strongly preferred.
• Communication: Exceptional verbal and written English skills; highly comfortable handling direct phone calls with US-based vendors and contractors.
• Work Setup: Reliable 25+ Mbps internet with power/internet backup, a quiet workspace, and a noise-canceling headset
