Maintenance Surveyor
Salary: £46,500
Location: Essex, predominantly covering Chelmsford, Braintree and the surrounding areas
Working pattern: Mobile/home-based with travel across the patch
Mileage: 55p per mile from home
Contract: Permanent
We are looking for an experienced Property Maintenance Surveyor to manage a predominantly Essex-based patch of social housing properties.
This is a varied role covering responsive repairs, damp and mould, voids, disrepair and general property inspections. You'll be responsible for diagnosing defects, identifying whether issues are cosmetic or more structural, specifying appropriate remedial works and ensuring repairs are completed to the required standard.
The role is largely mobile and home-based, so you'll need to be comfortable managing your own diary and workload. There is no requirement to be in an office on specific days, although the wider team comes together regularly, typically around once a month.
Key responsibilities
- Carry out property inspections across an Essex-based housing stock.
- Diagnose building defects and identify appropriate, cost-effective repairs.
- Undertake damp and mould inspections and recommend remedial works.
- Carry out disrepair surveys where required.
- Complete pre-void and post-void inspections and prepare schedules of works for void properties.
- Inspect completed works and identify any further remedial works required.
- Raise responsive repair and void works orders.
- Assess hazards within customers' homes, including HHSRS-related issues.
- Review quotations, contractor variations and follow-on works, challenging costs or scope where appropriate.
- Use Schedule of Rates when raising and reviewing works.
- Liaise with contractors, customers, housing colleagues and other internal teams to ensure repairs progress effectively.
- Keep customers updated and maintain accurate records on internal systems.
- Support the investigation and resolution of complaints and service failures where required.
- Ensure health and safety requirements are considered during property inspections and works.
Essential experience
- Strong experience within social housing repairs, maintenance or surveying.
- Experience inspecting residential properties and diagnosing building defects.
- Good knowledge of responsive repairs and general property maintenance.
- Experience specifying appropriate repairs and remedial works.
- Able to work independently and manage a mobile workload effectively.
- Full UK driving licence and access to a vehicle.
Desirable
- Experience carrying out damp and mould surveys.
- Experience with void inspections and preparing schedules of works.
- ONC, HNC/HND, City & Guilds or another building/surveying-related qualification.
Deadline for applications: Thursday 22nd October
Interviews: Interviews are likely to be held the last week of October or the first week of November.
