What can you expect from this position?
Reporting to the Associate Director, Real Estate Leasing and Development, the Manager, Real Estate Operations will oversee the operational performance of Toronto Pearson’s diverse portfolio of aviation and non-aviation commercial real estate assets. You will lead lease compliance, property operations, operating cost and recovery-rate management, tenant project oversight, and the resolution of contractual and operational issues. As a key liaison between tenants and internal partners, you will help protect revenue, mitigate operational risk, and preserve the long-term value of GTAA assets. You will also manage portfolio budgets and forecasts, develop strategic recommendations and business cases, and lead and develop a direct report while strengthening operational processes and service delivery.
As a Manager, Real Estate Operations, you will:
- Oversee compliance with commercial leases, licences, permits, and related agreements across GTAA’s commercial real estate portfolio.
- Interpret lease provisions and monitor tenant obligations related to maintenance, repairs, insurance, reporting, environmental requirements, property operations, and other contractual commitments.
- Lead lease audits and compliance reviews, track critical dates and tenant deliverables, and recommend corrective or enforcement actions where required.
- Identify and resolve property condition, maintenance, safety, operational, and tenant compliance issues by coordinating inspections, remediation plans, and follow-up activities.
- Administer default notices, cure periods, and remediation and enforcement activities in partnership with Legal, while maintaining productive tenant relationships.
- Develop and monitor property operating expense budgets and forecasts, validate cost allocations and recoverable expenses, and recommend operating cost recovery rates.
- Oversee day-to-day property operations, including tenant service requests, preventive maintenance, repairs, work orders, contracted services, and operational handovers.
- Conduct inspections and review facility condition assessments, lifecycle plans, maintenance records, and technical reports to evaluate tenant performance and protect GTAA assets.
- Provide commercial and operational oversight of tenant-led construction, renovation, and improvement projects, including internal reviews, approvals, schedules, close-out requirements, and deficiency remediation.
- Build effective relationships with tenants and internal stakeholders while leading, coaching, and developing your direct report and continuously improving compliance tracking, reporting, and operational processes.
This is the role for you, if you have:
- A post-secondary degree or diploma in Real Estate, Property Management, Facilities Management, Engineering, or a related discipline.
- Five or more years of experience in commercial real estate, property management, facilities management, lease administration, or asset management.
- Demonstrated experience reading, interpreting, and administering commercial lease agreements and legal contracts.
- Experience managing lease and contractual compliance, defaults, remediation programs, tenant projects, and tenant relationships.
- Experience developing or validating property operating costs, cost allocations, budgets, reconciliations, and recovery rates.
- Experience conducting property inspections and evaluating building maintenance, repair, and lifecycle obligations.
- A strong understanding of commercial building operations, property management practices, project delivery, and building systems, including HVAC, roofing, structural, electrical, life safety, and plumbing systems.
- Strong financial, analytical, negotiation, problem-solving, conflict-resolution, project oversight, and stakeholder management skills.
- Proficiency with Microsoft Excel, Word, PowerPoint, and lease management systems.
- A valid Ontario Class G driver’s licence.
- Ability to obtain and retain Transportation Security Clearance.
The GTAA is committed to Employment Equity and maintaining a diverse, equitable and inclusive workplace where everyone can thrive.
