We are seeking an experienced Physical Security Solutions Engineer / Designer–Estimator with commercial and industrial electronic security experience.
This role goes beyond material takeoffs and project quotes. The successful candidate will work directly with customers to understand their facilities, operational challenges, physical security needs, and long-term objectives, then develop appropriate technology solutions.
The position focuses on physical security systems and access points within commercial and industrial environments, including facility entrances, exits, doors, gates, and perimeter entry points. Solutions help customers control access, monitor activity, detect unauthorized entry, and protect people, property, and operations.
The role emphasizes lasting customer relationships and consultative solution development.
The Opportunity
This position designs and develops integrated physical security solutions involving:
- Access control systems for facility and perimeter access points
- Video surveillance, CCTV, and video management systems (VMS)
- Intrusion detection
- Perimeter detection
- Integrated enterprise physical security solutions
Customer environments include manufacturing plants, industrial facilities, warehouses, distribution centers, ports, airports, data centers, commercial offices, and large campuses.
While some projects involve traditional bid/spec work, a significant portion of the role focuses on customer discovery and solution design.
You will collaborate with customers, vendor partners, Sales, Project Management, and Operations to develop solutions that address immediate project requirements and long-term customer objectives.
Essential Responsibilities
- Meet directly with commercial and industrial customers to understand physical security requirements, operational challenges, and project objectives.
- Participate in discovery meetings, site surveys, and facility walkthroughs to assess existing systems, access points, and security needs.
- Evaluate entrances, exits, doors, gates, and perimeter access points to determine appropriate access control and monitoring solutions.
- Develop integrated access control, video surveillance, intrusion detection, and perimeter detection solutions.
- Help customers evaluate technologies, system expansions, migrations, and security standardization opportunities.
- Develop scopes of work, system designs, equipment selections, and Bills of Materials.
- Prepare accurate material takeoffs, labor estimates, and project pricing.
- Review RFPs, construction drawings, specifications, and customer requirements.
- Support design-build and bid/spec opportunities based on customer and project needs.
- Coordinate with manufacturers and technology partners during solution development.
- Collaborate with Sales on opportunity development and customer presentations.
- Identify scope gaps, constructability concerns, design conflicts, and project risks before field execution.
- Participate in in-person project handoff meetings with Operations to communicate scope, design intent, assumptions, and customer expectations.
Required Experience and Qualifications
- At least three years of electronic physical security design, solutions engineering, and/or estimating experience supporting commercial and industrial facilities.
- Strong working knowledge of commercial and industrial access control, video surveillance/CCTV/VMS, and intrusion detection systems.
- Demonstrated experience designing or estimating integrated physical security solutions for commercial and industrial customers.
- Practical understanding of facility access points and how access control equipment integrates with doors, gates, and related security systems.
- Ability to read and interpret construction drawings, specifications, and physical security system requirements.
- Experience developing Bills of Materials, labor estimates, and project pricing.
- Ability and willingness to meet with customers and vendor partners and participate in site surveys and discovery walkthroughs.
- Strong written and verbal communication skills.
- Ability to explain technical solutions to both technical and nontechnical customers.
- Strong organizational, analytical, and problem-solving skills.
- Practical understanding of how electronic physical security systems are installed, commissioned, and supported in commercial and industrial settings.

Experience with enterprise platforms and manufacturers such as:

- Genetec
- Avigilon
- Axis
- Hanwha
- Bosch
- Other enterprise access control, video, intrusion, or perimeter security platforms

Work Environment
This is a Houston-based position. Customer meetings, site surveys, and discovery sessions take place at commercial and industrial customer facilities as needed.
Once project requirements are understood, design and estimating work may be performed in a hybrid environment, combining office and remote work.
Project handoff meetings with Operations are conducted in person at the Houston office.
