ACX is a vertically integrated private real estate investment firm with primary offices in Stamford, Connecticut and Denver, Colorado. The firm focuses on grocery-anchored and necessity retail shopping centers in the Top 25 MSAs across the United States. ACX’s growing nationwide portfolio includes 26 properties totaling approximately 4 million square feet, approaching $1 billion in assets under management. The firm is actively investing in value-add and core-plus transactions on behalf of its institutional investors.
Position Overview
ACX is seeking a full-time Portfolio Management Associate to help strengthen the firm's investor reporting, portfolio management and capital-markets capabilities. The Portfolio Management Associate will play a central role in ensuring that investors and leadership receive accurate, timely and decision-useful information about portfolio performance. This role will report to the Head of Investor Relations and manage recurring reporting processes, monitor debt and portfolio performance, coordinate information across operating teams, and provide forward-looking analysis to support investment and capital decisions.
This is a high-ownership role for someone who combines strong financial and analytical skills with the ability to drive work across multiple teams and consistently deliver against deadlines.

What Success Looks Like
A successful Portfolio Management Associate:
- Delivers investor and lender reporting accurately and on schedule.
- Produces work that is thoroughly reconciled and rarely requires correction or clarification.
- Keeps debt obligations, covenants, maturities and extension options visible well in advance.
- Understands material portfolio variances and can clearly explain what is changing and why.
- Drives internal reporting deadlines without requiring senior leadership to chase inputs.
- Anticipates upcoming portfolio and capital decisions and provides useful analysis before decisions become urgent.
- Progressively takes full ownership of recurring workstreams and reduces the amount of day-to-day oversight required from senior leadership.
Core Responsibilities
- Manage the firm's portfolio and investor-reporting calendar, including internal deadlines and coordination across Asset Management, Leasing, Construction, Property Management, Accounting and other teams.
- Prepare quarterly investor reports, capital account statements, portfolio dashboards and annual meeting materials.
- Respond to investor requests, due diligence questionnaires and consultant submissions and maintain diligence materials and the investor data room.
- Support fundraising activities through portfolio analytics, track-record information, investor materials and diligence responses.
- Monitor loan covenants, compliance requirements and lender reporting.
- Track debt maturities, extension options and interest-rate exposure and support refinancing and financing activity.
- Coordinate with lenders, servicers, counsel and internal teams on financing documentation and lender requests.
- Analyze asset- and portfolio-level performance against underwriting, business plans and budgets and explain material variances.
- Build and maintain models supporting valuations, hold/sell analyses, refinancing scenarios and capital planning.
- Support annual budgeting, reforecasting, business-plan updates and Board/Investment Committee materials.
- Produce forward-looking analysis that helps leadership identify capital needs, portfolio risks and value-creation opportunities.
Requirements
- 4+ years of relevant experience in real estate private equity, real estate investment banking, commercial real estate lending, portfolio management or institutional investor relations.
- Strong Excel and financial-modeling skills; Argus experience is a plus.
- Strong understanding of commercial real estate economics, including NOI, leases, valuations and capital structures.
- Strong written communication skills and experience preparing institutional-quality materials.
- Demonstrated ability to manage detailed recurring processes and deliverables with a high degree of accuracy.
- Ability to coordinate and influence colleagues across functions without relying on direct reporting authority.
- Strong judgment, curiosity and attention to detail.
- Ability to move between immediate execution needs and longer-term portfolio considerations.
- Bachelor's degree in finance, economics, real estate or a related field.
- Retail real estate experience preferred.
Compensation and Benefits
- Base salary range: $115,000 - $125,000, commensurate with experience
