About the Role
We are offering an exciting opportunity to join our Real Estate team in Zurich as a Real Estate Investment Analyst.
In this role, you will strengthen the analytical and investment capabilities of Swiss Re's global Real Estate platform. Reporting to the Head Real Estate Strategy & Responsible Investing, you will support portfolio-level analytics, financial projections, performance monitoring and management reporting across our Direct Portfolio in Switzerland and Germany and our externally managed mandates in the US and Western Europe.
You will also provide analytical support for real estate transactions, including the assessment of investment opportunities within our separately managed accounts. Working closely with the Head Real Estate Mandates and relevant Portfolio Managers, you will review and challenge investment cases prepared by external investment managers and provide robust analytical input into Swiss Re's investment decision-making.
The role offers broad exposure across portfolio strategy, investment analysis and governance, with the opportunity to work closely with experienced investment professionals, external managers and senior decision-makers across Asset Management.
Your key responsibilities will include
- Portfolio analytics and financial projections: Develop and maintain portfolio-level analysis across the Real Estate portfolio, including financial projections, scenario analysis, allocation monitoring, performance forecasting and assessment of portfolio risk and return drivers.
- Market and investment insights: Analyse relevant real estate market, sector and transaction data and translate market developments into implications for portfolio strategy, financial assumptions and investment decisions.
- Investment analysis and underwriting: Analyse real estate investment opportunities, including cash flow modelling, valuation, return analysis, sensitivity and scenario analysis, and assessment of key investment risks and value drivers.
- Actual-versus-expected monitoring: Develop and maintain monitoring analysis at asset, mandate and portfolio level, identifying key drivers of performance deviations and translating them into actionable portfolio insights.
- Management and portfolio reporting: Support the preparation of high-quality portfolio and management reporting, providing clear insights into portfolio performance, investment activity, strategic execution and key risks.
- Investment governance: Support the Real Estate Investment Committee process through analytical review, consistency checks, preparation of portfolio context and coordination of high-quality decision materials.
- Sustainability analysis: Incorporate relevant sustainability considerations into portfolio and investment analysis, including climate resilience, decarbonisation, asset quality and other factors that may affect long-term value and portfolio performance.
- Data and platform development: Contribute to the continued modernisation of the Real Estate investment platform, including improvements to financial models, portfolio analytics, data quality, reporting tools and AI-enabled analytical capabilities.
- Collaborate closely with Portfolio Managers, the Real Estate Controller, Responsible Investing and other Asset Management functions to strengthen analytical consistency and decision-making across the Real Estate platform.
About the Team
We are part of Group Asset Management and are responsible for managing Swiss Re's global real estate investments across Switzerland, Germany, the United States and Western Europe.
The Real Estate organisation comprises three complementary areas: Direct Portfolio, responsible for our internally managed portfolios in Switzerland and Germany; Real Estate Mandates, responsible for our externally managed US and Western Europe portfolios; and Strategy & Platform, responsible for portfolio strategy, analytics, governance, reporting and continued development of the Real Estate investment platform.
As part of the Strategy & Platform team, you will have a broad view across the Real Estate portfolio while working closely with the investment professionals responsible for individual assets, transactions and mandates.
About You
You bring:
- A university degree in finance, economics, real estate or a related quantitative discipline. CFA degree is a plus.
- Approximately 3–4 years of relevant professional experience, ideally in real estate investment, acquisitions, transaction advisory, investment banking, real estate private equity, investment management or a comparable analytical role.
- Strong experience in portfolio analytics, financial modelling or real estate investment analysis, together with practical exposure to transaction underwriting.
- Strong financial modelling skills and a solid understanding of real estate investment concepts, including cash flows, NOI, cap rates, DCF valuation, IRR, return attribution and sensitivity analysis.
- Strong analytical and critical-thinking skills, with the ability to identify key drivers of portfolio performance and challenge the assumptions underlying investment cases.
- The ability to move comfortably between portfolio-level analysis and detailed asset or transaction analysis.
- Strong Excel and financial modelling capabilities; experience with real estate analytics, data visualisation or relevant investment systems would be an advantage.
- Demonstrated skills in using data, technology and AI to improve portfolio analytics, investment analysis, monitoring and decision-making.
- Strong communication skills with the ability to translate complex financial analysis into concise and decision-relevant insights.
- A collaborative and proactive working style, intellectual curiosity and willingness to constructively challenge assumptions.
- Fluent English is essential; German would be an advantage.
For Switzerland, the base salary range for this position is between CHF 107'000 and CHF 161'000 (for a full-time role). The specific salary offered considers:
• the requirements, scope, complexity and responsibilities of the role,
• the applicant's own profile including education/qualifications, expertise, specialisation, skills and experience.
In the situation where you do not meet all the requirements or you significantly exceed these, the offered salary may be below or above the advertised range.
In addition to your base salary, you may be eligible for additional rewards and benefits including an attractive performance-based bonus.
Eligibility may vary depending on the terms of Swiss Re policies and your employment contract.
