Compensation: 90,000 – 115,000 DOE

Background:
For 45 years, Little Tokyo Service Center (LTSC) has provided a safety net of social welfare and community development services to empower people and communities in need. LTSC provides culturally and linguistically appropriate services to the Japanese American community in the Southland, builds multi-family affordable housing projects to uplift low-income neighborhoods of color throughout Los Angeles, and promotes equitable development and cultural preservation in the Little Tokyo neighborhood.

Summary of Duties:
The Project Manager will be responsible for managing several real estate development projects and supporting the work of LTSC’s Real Estate Development Department. LTSC’s real estate portfolio is rapidly expanding and includes affordable and permanent supportive housing, non-profit community-serving facilities, and more than $400 million worth of mixed-use, transit-oriented developments in the pipeline. Many of LTSC’s projects will be developed in partnership with other community-based nonprofits based in communities throughout Los Angeles.
Responsibilities Include:
Manage and oversee key phases of assigned new construction, rehabilitation, and/or refinancing projects within the development pipeline:
- Carry out site control and entitlement/permitting submittals
- Monitor project financials including budgeting and tracking of flow of funds, projecting potential financing gaps, and ensuring timely loan payoffs
- Oversee project team and ensure completion of project milestones by third-party consultants (including architects, predevelopment consultants, and general contractors)
- Submit financing applications, including review of funding regulations, due diligence for threshold items, project competitiveness, and completion of application workbooks and narratives
- Manage loan closings, including due diligence, financial projections, and loan agreements
- Provide construction oversight and administration, including change order, contingency, and schedule review
- Manage external partnerships with public entities, community partners, and others
Contribute to the day-to-day operations of the Real Estate Development Department and LTSC as a whole:
- Facilitate inter-organizational collaboration as needed (especially for mixed-use developments and sites with onsite LTSC services and staff)
- Embody the department’s guiding practices to maintain and create opportunities for departmental and organizational development and progress
- Participate, volunteer, and attend organization and community events including weekends, when necessary and/or expected
- Support activities to advance the mission of LTSC to create positive change for people and places
- Contribute to other activities related to the agency as a whole as deemed necessary and appropriate

Qualifications, Experience, and Skills:
- Bachelor’s degree required; graduate degree in Urban Planning, Real Estate, Business, or related field preferred
- Minimum 2 years experience in affordable housing development or related field required; additional experience with mixed-use development or community-based commercial development preferred
- Strong quantitative and computer skills; proficiency in financial proforma analysis using Microsoft Excel required
- Strong working knowledge of basic developer requirements and milestones within the affordable housing development lifecycle required; prior experience with architectural design oversight or construction administration preferred
- Strong organizational, problem-solving, writing, and written and verbal communication skills
- Experience managing relationships with various stakeholders, including public funding agencies, community organizations, building and planning departments, and private lenders
- Interest in real estate development at a community-based nonprofit in a multicultural environment
- Ability to travel locally to multiple housing project and partner sites using an approved mode of transportation; ability to drive when required for job duties, including transporting supplies and traveling between sites where public transportation or rideshare is not a reasonable alternative
- Proof of eligibility to work in the United States
