Salary Range: $18.50 To $20.00 Hourly REO Specialist I - Hybrid 3 days per week Full time; Nonexempt; 40 hours/week; Overtime as required. (“Dovenmuehle”) is the leading mortgage subservicing firm in the United States with several hundred financial institution clients nationwide. General Description: Coordinates, oversees, and manages disposition process of Real Estate Owned (REO) properties. Monitors and audits individual REO transactions to ensure compliance with investors and clients standards. Reviews list/sale prices and repair bids/invoices, reconciles sales proceeds, examines sale contract, closing disclosures/settlement statement and deed for its accuracy. Acts as liaison between REO Asset Management Companies and clients. Performance must comply with the company’s policies and procedures, all US state and federal laws and regulations, wherein the company operates. Essential Functions and Duties: • Monitor all daily, weekly, and monthly reports and queues to ensure timelines are met. • Partner with foreclosure attorneys to ensure the eviction process is completed accurately, and in accordance with applicable laws and guidelines. • Assist in coordinating potential Cash for Keys resolutions. • Identify additional occupants through review of site services inspections, origination documents, account notes. • Communicates with foreclosure/eviction attorneys, title companies and REO asset management companies to ensure timely resolution of title curative issues. • Confirm with asset management company vacant property registration as appropriate. • Understand investor requirements and ensure compliance with policies and procedures. • Review valuations (appraisal reports, BPO) for accuracy, request reconciliation as needed. • Request REO repair bids and ensure compliance with investor/MI companies’ guidelines. • Review marketing packages for accuracy and completeness. • Monitor listed properties at regular intervals to determine marketing effectiveness. • Review closing deeds and HUD-1/Settlement Statements for accuracy and prepare for execution as appropriate. • Timely and accurately update internal/external systems. • Develop constructive and cooperative working relationships with clients and other employees and maintain those relationships over time. • Willingness to learn new skills and expand job knowledge, through various learning programs, as assigned by leadership. • Comply with the Code of Conduct and regulatory training requirements. • Successfully complete annual regulatory compliance training. • Performs other related duties as assigned. Required Qualifications: • High School diploma or equivalent. • Advanced PC skills: Microsoft applications. • Strong analytical and problem-solving skills and attention to detail/accuracy. • Ability to handle complex, multiple tasks simultaneously in a fast-paced environment. • Effective verbal and written communication skills with demonstrated ability to always interact in a positive and professional manner with all levels of both internal and external audiences.
