About Us
Trademark Sign, LLC is seeking an experienced Full-Cycle Senior Architectural Signage Project Manager to oversee complex, large-scale interior and exterior architectural signage projects.
We are a growing commercial signage company serving developers, general contractors, architects, designers, and national commercial clients. Our projects range from comprehensive architectural signage packages to large-scale exterior signage and specialty custom fabrication.
We are looking for a seasoned professional who understands the architectural signage industry and can independently manage projects from initial estimating and procurement through installation and closeout.
This is a senior-level opportunity for an individual who possesses exceptional technical knowledge, strong financial and organizational skills, and the ability to confidently represent our company with sophisticated commercial clients.
Position Overview
The Senior Architectural Signage Project Manager is responsible for managing complex architectural signage and environmental graphics projects from initial client engagement and estimating through design development, engineering, permitting, production, installation, and final project closeout.
This role serves as the primary point of contact for clients, architects, designers, general contractors, developers, landlords, engineers, fabricators, and installation teams. The ideal candidate has extensive experience managing custom architectural signage programs, coordinating multidisciplinary teams, controlling budgets and schedules, and ensuring projects meet design intent, technical specifications, quality standards, and contractual requirements.
The Senior Project Manager is expected to take full ownership of assigned projects, proactively resolve challenges, manage financial performance, and deliver projects safely, on time, and within budget.
Key Responsibilities
1. Client Relations & Project Initiation
- Serve as the primary client contact throughout the entire project lifecycle.
- Lead project kickoff meetings and establish scope, deliverables, milestones, budgets, and communication protocols.
- Review contracts, proposals, architectural drawings, signage schedules, design intent documents, and project specifications.
- Identify project risks, scope gaps, exclusions, assumptions, and potential change orders.
- Build and maintain strong relationships with clients, architects, interior designers, developers, general contractors, and other project stakeholders.
- Translate client expectations and design concepts into executable project plans.
2. Estimating, Budgeting & Financial Management
- Review project requirements and coordinate estimating for materials, fabrication, engineering, permitting, freight, equipment, and installation.
- Develop and manage project budgets, cost forecasts, schedules of values, billing milestones, and cash flow projections.
- Monitor labor, material costs, subcontractor expenses, and overall project profitability.
- Review purchase orders, vendor quotes, subcontractor proposals, and change order requests.
- Identify cost-saving opportunities without compromising quality, code compliance, or design intent.
- Prepare and negotiate change orders for revisions, additional scope, unforeseen conditions, and schedule impacts.
- Track project financial performance, invoicing, collections, retainage, and final reconciliations.
3. Design Development & Technical Coordination
- Coordinate with graphic designers, environmental graphic designers, architects, engineers, and technical design teams.
- Manage design development, client presentations, material selections, color samples, finish schedules, and shop drawing approvals.
- Review signage schedules, elevations, floor plans, mounting details, dimensions, and installation conditions.
- Coordinate structural engineering, electrical requirements, illumination, power supplies, and attachment methods where applicable.
- Ensure signage packages align with architectural intent, brand standards, accessibility requirements, and project specifications.
- Manage design revisions and maintain accurate documentation of approvals and outstanding items.
- Coordinate prototype development, mockups, samples, and first-article approvals when required.
4. Engineering, Permitting & Code Compliance
- Coordinate engineering submissions, structural calculations, electrical documentation, and other required technical deliverables.
- Manage sign permit applications, landlord approvals, municipal reviews, and jurisdictional submissions.
- Coordinate with local authorities, expediters, engineers, and permit consultants to obtain required approvals.
- Track permit status, review comments, resubmissions, and approval deadlines.
- Verify project requirements related to applicable building codes, zoning ordinances, wind-load criteria, electrical codes, accessibility standards, and local sign regulations.
- Identify compliance issues early and coordinate corrective action with the appropriate design and engineering professionals.
5. Procurement & Vendor Management
- Develop procurement schedules aligned with approved drawings and project milestones.
- Source and coordinate specialty materials, sign components, lighting systems, finishes, hardware, and subcontracted services.
- Issue purchase orders and monitor vendor performance, lead times, quality, and delivery commitments.
- Coordinate with internal or external fabrication facilities to confirm production readiness.
- Manage long-lead items and proactively mitigate supply chain delays.
- Review vendor submittals and material certifications as required by the project.
6. Fabrication & Production Management
- Oversee the transition from approved design documents to fabrication-ready shop drawings and production packages.
- Coordinate production schedules with vendors and outsourcing partners.
- Resolve fabrication discrepancies, field conflicts, material substitutions, and design changes.
- Ensure fabricated signage complies with approved drawings, specifications, finishes, dimensions, and performance requirements.
7. Construction Coordination & Installation
- Coordinate site surveys, field measurements, existing-condition verification, and installation planning.
- Review construction schedules and coordinate signage installation with general contractors, superintendents, electricians, and other trades.
- Develop installation schedules, manpower plans, equipment requirements, access plans, and delivery sequences.
- Coordinate cranes, lifts, scaffolding, traffic control, site access, and other specialized installation requirements.
- Verify site readiness, mounting substrates, blocking, electrical rough-ins, and required permits before mobilization.
- Lead or participate in pre-installation meetings and resolve field conditions that may affect execution.
- Monitor installation progress, workmanship, safety compliance, and adherence to approved plans.
- Coordinate punch lists, deficiencies, corrective work, inspections, and final acceptance.
8. Schedule & Risk Management
- Develop and maintain comprehensive project schedules from award through closeout.
- Establish critical milestones for design approvals, engineering, permitting, procurement, fabrication, delivery, and installation.
- Track dependencies and identify critical-path activities.
- Provide regular project status updates to clients, leadership, and internal teams.
- Anticipate schedule risks and implement recovery plans when delays occur.
- Maintain risk registers, action logs, decision logs, and issue-resolution plans for complex projects.
- Coordinate multiple projects simultaneously while balancing deadlines, resources, and client priorities.
9. Documentation & Project Controls
- Maintain organized project files, contracts, drawings, revisions, RFIs, submittals, approvals, purchase orders, and correspondence.
- Manage requests for information, submittal logs, drawing registers, meeting minutes, and action items.
- Ensure all project stakeholders are working from the latest approved documents.
- Maintain accurate records of schedule changes, scope changes, site conditions, and client directives.
- Prepare progress reports, budget updates, installation reports, and executive summaries.
- Ensure documentation supports contractual compliance, billing, change management, and closeout requirements.
10. Final Closeout & Client Handover
- Coordinate final inspections, punch-list completion, deficiency resolution, and client acceptance.
- Collect warranties, maintenance manuals, as-built drawings, inspection documentation, and closeout packages.
- Verify completion of contractual deliverables and outstanding financial obligations.
- Reconcile final project costs, subcontractor invoices, change orders, and retainage.
- Conduct post-project reviews to identify lessons learned and opportunities for process improvement.
- Maintain client relationships and support warranty issues, service requests, and future project opportunities.
11. Leadership & Cross-Functional Collaboration
- Provide leadership and direction to project coordinators, junior project managers, designers, vendors, and installation teams.
- Coordinate across sales, estimating, design, engineering, procurement, fabrication, accounting, and field operations.
- Establish accountability for deliverables, deadlines, quality, and communication.
- Escalate material risks, financial concerns, and client issues to senior leadership when appropriate.
- Identify opportunities to improve workflows, project controls, standard operating procedures, and operational efficiency.
