Our Company: Schulte Hospitality Group is a division of Schulte Companies, a leading third-party management company with deep, multi-generational experience in all facets of the hospitality industry. We are a diverse team of innovative hoteliers and restauranteurs operating more than 200 locations across 38 states and 3 countries. Our portfolio includes a wide array of reputable brands like Marriott, Hilton, IHG and Hyatt as well as many unique, independent, boutique and lifestyle properties and restaurants.
ROLE OVERVIEW
The Senior Director of Asset Strategy & Analytics is SHG's link between the owners of the hotels we manage and the operating teams who run them. Reporting to the CFO and leading a team of three, this leader owns the performance story for an assigned portfolio of select-service, full-service, and luxury hotels: weekly and monthly financial analysis, owner reporting, the annual budget process, and the projects that turn findings into results.
The role faces two directions. Externally, it serves as a trusted, data-ready partner to hotel owners and their asset managers. Internally, it partners with regional operations, revenue management, sales, and accounting to explain results, challenge assumptions, and drive action plans to completion.
The ideal candidate brings a strong command of hotel financials, sound analytical judgment, and the credibility to work effectively with both owners and operators. The focus is hotel operating performance.
JOB DUTIES AND RESPONSIBILITIES
-
Owner Relations & Asset Strategy
- Serve as the key liaison between assigned owners and SHG's Operations, Commercial (revenue management, sales, and marketing), Accounting, Design & Construction, and IT teams, coordinating all needs for the owners' hotels as a single point of accountability.
- Lead recurring owner performance calls and portfolio reviews, presenting results, drivers, and the operating plan to close gaps.
- Consult with owners and their representatives on strategies to maximize hotel value, such as improving operating efficiency, recommending value-add capital projects, and capturing savings through procurement strategies.
- Translate owner priorities into clear, actionable direction for regional and property leadership.
- Track owner commitments and follow-up items through to resolution, protecting the relationship and SHG's management contracts.
Performance Analysis & Reporting
- Lead the weekly and monthly performance cadence for the assigned portfolio, directing the team to ensure flash results, forecast updates, and operations' P&L variance commentary are complete, accurate, and on time.
- Proactively analyze hotel and portfolio results against budget, forecast, prior year, and market benchmarks to identify revenue, margin, and flow-through opportunities, bringing recommendations to owners and operations before they are requested.
- Track market trends, supply and demand shifts, and competitive position using STR and CoStar data, including RevPAR index, ADR, and occupancy.
- Prepare clear, accurate owner reporting packages and executive summaries on a fixed calendar.
- Partner with Accounting and Business Intelligence to improve consistency, timeliness, and automation of performance reporting.
Budgeting & Capital Planning
- Serve as the finance owner of the annual operating and capital budgets for the assigned portfolio, partnering with Operations leadership to set the calendar, templates, and review standards.
- Partner closely with commercial (sales and revenue management) and operations leaders, who provide the key budget inputs, pressure-testing revenue, labor, and expense assumptions and preparing teams to present budgets in owner reviews.
- Monitor capital plans and renovation spending against approved budgets and timelines.
Project Management & Operational Partnership
- Lead cross-functional projects that improve hotel results, from revenue and cost initiatives to underperforming-hotel action plans, from scoping through measured outcome.
- Participate in strategy and performance meetings with operations, revenue management, and sales to align commercial plans with profit goals.
- Coordinate the financial and reporting workstreams of hotel onboardings, transitions, and owner-driven initiatives.
- Continuously drive efficiency through automation, new technology, and the elimination of outdated, inefficient processes and practices, across both the team and the hotels it supports.
Team Leadership
- Lead, develop, and set priorities for a team of three analysts and managers, building a high-standard, deadline-driven culture.
- Establish standard templates, review practices, and workflows that scale as the portfolio grows.
EDUCATION AND EXPERIENCE
- Bachelor's degree in Finance, Hospitality Management, Business, or Real Estate; MBA or other advanced degree preferred.
- 8+ years of progressive experience in hotel asset management, hotel FP&A, multi-property operations finance, or lodging advisory.
- Experience working directly with hotel owners, asset managers, or capital partners strongly preferred.
- 3+ years of people leadership.
KNOWLEDGE, SKILLS AND ABILITIES
- Deep command of hotel P&Ls under USALI, including flow-through, GOP, and labor productivity metrics.
- Proficiency with ProfitSword for financial reporting and budgeting.
- Working fluency with STR and CoStar benchmarking data.
- Advanced Excel (financial modeling, scenario analysis, Power Query); Power BI experience preferred.
- Clear, concise written and verbal communication, including presenting to owners and executives.
- Sound judgment in reconciling owner expectations with operating realities.
- Project management discipline, with consistent follow-through on deadlines and commitments.
- Discretion with confidential owner and company information.
