Turner & Townsend is seeking an experienced Senior Project Manager to join our team in support of the Corporate Occupier sector. The ideal individual will have prior owner’s representative experience supporting large-scale commercial construction projects.
Responsibilities:
- Act as the project management lead and occupier representative for corporate real estate projects, from initial feasibility and site selection, through lease negotiations, design, construction and handover.
- Partner closely with commercial real estate brokers on site feasibility, lease negotiations, test fits and transaction strategy.
- Ability to drive projects forward, set expectations with clients and brokers.
- Support site selection and due diligence, including review of test fits, building conditions, landlord work letters, construction requirements and project feasibility.
- Manage all project stakeholders including the client’s internal stakeholder groups, architects, engineers, and General Contractors.
- Manage both the design team and general contractor procurement processes, including preparation of bid documents, addressing pre-bid RFIs and bid leveling.
- Produce a detailed project schedule, including identification of critical path activities. Throughout the project, effective analyze, track and manage schedule activities to avoid schedule slip.
- Verify that effective project governance, processes and systems are utilized, while ensuring application of T&T best practices on all projects.
- Production of formal project status reports including monthly reports and others as required by the project. Maintain additional trackers as necessary (permit status, inspection status etc).
- Ability to oversee multiple construction projects simultaneously including all aspects of time, cost and quality.
- Ability to generate a high-level project budget and/or validate a budget produced by others. Monitor and track budget throughout the project.
- Oversee the design process ensuring the client’s design standards are incorporated. In addition, conduct drawing reviews checking for completeness and constructability.
- Manage the flow of project information across all project team members ensuring communication is maintained proactively and documented accordingly.
- Play an active role in issue identification and resolution in both the design and construction process.
- During construction maintain oversight of the General Contractor including regular site visits, change order reviews, provide an independent review of schedule updates and manage the RFI/submittal process.
- Identify and manage project risks, dependencies and commercial issues, implementing risk mitigation as appropriate.
- Client management – maintain a strong working relationship with Clients, with a view towards maximizing new opportunities.
- Strategic thinking - provide advice to project teams on approaches that can be adopted to successfully achieve client objectives and improve T&T processes and best practices.
- Lessons learned – capture key lessons learned and apply to future projects.
- SOX control responsibilities may be part of this role, which are to be adhered to where applicable.
- Bachelor’s degree in construction management, civil engineering, architecture or other applicable degree and or equivalent experience.
- Corporate occupier, office TI, professional services experience.
- Experience with reviewing and understanding commercial leases preferred.
- Experience working directly with commercial real estate brokers preferred.
- Minimum 5-7 years of relevant project management experience
- Strong organizational and management skills – ability to work effectively and collaboratively with the broader team
- Effective presentation skills
- Proficiency in Excel, Word, PowerPoint, Outlook, Procore, and construction project management tools
- Excellent communication skills
The salary range for this role is $150,000 - $180,000. This range reflects the company's good faith estimate of the base salary for this position at the time of the posting. Final compensation will be determined based on factors including experience, skills, qualifications, and internal equity. In addition to base salary, employees may be eligible for bonuses and a comprehensive benefits package.
