The role also partners with the G&A leader to support day-to-day departmental spend analysis and owns budgeting and capital forecasting for new restaurant openings.
Responsibilities:

- Site Selection & Underwriting — Build unit-level pro formas to evaluate proposed corporate or franchise sites, estimating NRO AUV, payback period, Cash-on-Cash (CoC) returns, IRR, and NPV, and assess lease-versus-buy trade-offs. Conduct pre- and post-opening analysis comparing actual restaurant performance against underwritten assumptions to validate site-selection paybacks and improve future underwriting.
- Sales Forecasting Integration — Partner with Marketing and Data Science teams to incorporate demographic data, traffic counts, competitive density, and cannibalization metrics into site-level sales forecasts and financial models.
- Lease Portfolio Optimization — Model the financial impact of lease renewals, percentage-rent structures (rent tied to restaurant sales tiers), and kick-out clauses for underperforming locations, and monitor occupancy cost ratios (rent, CAM, property taxes, and insurance as a % of sales) against target ranges.
- G&A Department Spend Support — Partner with the G&A leader to support day-to-day analysis of departmental spend, including variance tracking, ad-hoc reporting, and assistance maintaining the zero-based budgeting (ZBB) process for assigned departments.
- NRO Budgeting & Capital Forecasting — Build and maintain budgets and rolling capital forecasts for new restaurant openings, track capital spend against approved budgets by project, and partner with Development and Accounting to ensure capital tracking and reporting reflect current project timelines and costs.
