Description POSITIO N SUMMARY The Sr Manager of Franchise Performance & RE Assets is responsible for driving growth and retention of both company and franchise-owned restaurants nationwide. This role will influence restaurant growth and preservation by providing analytics on all development-related activities as well as serving as an active partner with franchisees, development leadership, and other cross-functional leaders. ESSENTIAL FUNCTIONS May perform any or all of the following duties: Facilitates both the maintenance and recovery of revenue streams for the company through the effective management of financial risk, including Closures, Store Transfers, Acquisitions/Divestitures, Workout Agreements, New Restaurant Builds, and Rebuilds. Determines or develops appropriate workout plans for challenged or ‘at risk’ franchise groups Provides project support for market transformation, acquisition, and divestiture of company-owned restaurants, restaurant transfers, workouts, Cap-Ex investments, and store closure mitigation. Owns the relationships with both brokers and financing resources to provide workout and restructuring support to potential buyers or capital partners. Leads the diligence process for restaurant acquisitions, divestitures, and refranchising processes, including transaction management, negotiation, planning, and execution. Partners in various strategic efforts, including real estate, asset management, joint ventures, and lender relationship management. Work cross-functionally to establish strong cross-functional relationships with all stakeholders. Performs other duties and/or special projects as assigned in response to changing business conditions and/or requirements POSITION QUALIFICATIONS/CORE COMPETENCIES Must possess approximately 8 years of any combination of experience and/or education that demonstrates a commanding knowledge of Real Estate Finance and Management with a highly franchised company; retail or restaurant experience highly preferred. BA/BS Degree in business or finance, MBA preferred Working knowledge of franchise finance, practices, and regulations Two (2) years of supervisory experience Advanced knowledge of financial analysis, budgeting processes, and financial statements Excellent written and verbal communication skills, with a demonstrated ability to communicate effectively with all levels of management, both internally and externally Capacity to perform at a high level in a fast-paced, multi-tasking environment Demonstrated ability to solve unstructured problems. Must have the ability to set appropriate expectations, effectively and efficiently complete processes, maintain quality standards, manage ambiguity, and achieve commitments. WORK ENVIRONMENT Restaurant Support Center operates in a fast-paced, high-volume, deadline-driven environment. The role follows a hybrid work model, requiring on-site presence in the office every Tuesday, Wednesday, and Thursday. PHYSICAL DEMANDS Sitting for extended periods of time, using the telephone, typing, and/or operating a computer and/or mouse Constant interaction with internal and external partners in person, by phone, and/or electronic communications Travels as needed, approximately up to 25% THE COMPANY RETAINS THE RIGHT TO CHANGE OR ASSIGN OTHER DUTIES TO THIS POSITION AS DEEMED APPROPRIATE WITH OR WITHOUT NOTICE.
