The VP oversees property operations, facilities maintenance, space utilization, real estate administration, third-party service providers, vendor contracts, lease agreements, property-related budgets, and landlord and tenant relationships. The VP serves as the primary organizational leader during property-related emergencies and works collaboratively with executive management, branch leadership, Legal, Risk Management, Security, Finance, Information Technology, and other departments to support business continuity and the Credit Union's long-term property strategy.

Participates in emergency exercises and incorporates lessons learned into property plans.
- Selects, develops, coaches, and evaluates assigned employees. Establishes performance expectations, promotes cross-training and succession planning, allocates resources effectively, and fosters a culture of accountability, service, safety, and continuous improvement.
- Ensures work requests are prioritized, assigned, tracked, documented, and completed within established service expectations. Oversees the facilities work-order system, maintenance schedules, property records, supply inventories, furniture and equipment needs, fleet-related responsibilities, signage, and support for organizational events.
- Ensures facilities are maintained in a clean, professional, safe, and secure condition consistent with Credit Union standards.
Third-Party Contracts and Vendor Management:
- Provides oversight of third-party contracts supporting the Credit Union’s properties, including agreements for maintenance, HVAC, electrical, plumbing, landscaping, janitorial services, pest control, waste removal, roofing, life-safety systems, utilities, inspections, security-related services, and other ongoing property needs.
- Leads or coordinates vendor selection, competitive bidding, contract negotiation, implementation, renewal, and termination activities in partnership with Legal, Risk Management, Finance, and other stakeholders. Establishes service-level expectations and monitors vendor performance, responsiveness, quality, insurance coverage, licensing, regulatory compliance, and adherence to contractual requirements.
- Maintains a centralized contract-management process that tracks key terms, pricing, renewal dates, notice requirements, performance standards, and organizational responsibilities. Addresses vendor performance concerns and implements corrective action when appropriate.
Lease Administration and Real Estate Agreements:
- Oversees the administration of all property-related lease agreements, including locations where the Credit Union serves as either tenant or landlord. Reviews and monitors lease terms, renewal options, expiration dates, notice periods, rent adjustments, common-area maintenance charges, operating expenses, maintenance responsibilities, insurance requirements, and other contractual obligations.
