Lead Project Manager – Residential

At Way&Sat Executive Search, we are looking for a Lead Project Manager – Residential for our client, who is developing a major luxury resort on the Costa del Sol (Spain).
Reporting to the Managing Director Development, you will lead the residential programme from design through construction and handover to buyers. You will take ownership of design, schedule, budget, quality and turnover, ensuring that the finished residences meet the standards expected of an ultra-luxury development.
Your responsibilities:
- Lead the design process from concept to construction documents, coordinating architects, engineers and interior designers.
- Manage brand reviews and approvals, ensuring that technical requirements are reflected in the residential design.
- Optimise the residential mix, saleable area, buildability and material choices.
- Own the programme from design freeze and permitting through tendering, construction and handover, keeping the critical path on track.
- Manage the construction budget, cost plan, cash-flow forecast and change-control process.
- Lead tendering, evaluate proposals and negotiate with contractors.
- Oversee construction and finishing quality, ensuring that the delivered residences meet the commitments made to buyers.
- Coordinate commissioning, acceptance, statutory completion and handover to buyers.
- Support the sales and after-sales teams on show units, buyer variations and the defect liability period.
- Build and lead a small project management team, working closely with the other lead project managers across the development.
What we’re looking for:
- A master’s degree and at least 15 years of experience in real estate development or construction project management, including several years in a lead role.
- Experience leading a large development through its full cycle, from design to delivery.
- Experience on the developer’s or owner’s side.
- Strong leadership, commercial judgement and negotiation skills, with the ability to coordinate multidisciplinary teams.
- Familiarity with the Spanish market and its permitting processes.
- Experience delivering high-end or branded residences and handing over units to private buyers is highly valued.
Fluent Spanish, knowledge of Spanish building regulations and a background in architecture, engineering or economics are additional advantages. Candidates who do not yet speak Spanish should be willing to work towards fluency within six to nine months.
