Responsibilities
As a Porter at CLS Living, you play an important role in maintaining a clean, safe, well-kept, and welcoming environment for our residents, visitors, and team members. This position is ideal for someone with experience in commercial cleaning, custodial services, janitorial work, housekeeping, or property maintenance who takes pride in creating a clean and well-maintained community.
You will be responsible for the daily cleanliness and appearance of the property's common areas, amenities, buildings, and exterior spaces. Your attention to detail, reliability, and commitment to cleanliness directly contribute to the resident experience and the overall appearance of the community.
Responsibilities
- Maintain the cleanliness and appearance of common areas, hallways, stairwells, entryways, and other community spaces through sweeping, mopping, vacuuming, dusting, and other cleaning methods.
- Clean and sanitize restrooms, fitness centers, community rooms, leasing offices, amenity spaces, and other high-traffic areas.
- Perform routine janitorial and custodial duties, including cleaning floors, windows, surfaces, doors, fixtures, and other areas as needed.
- Empty trash and recycling receptacles and ensure proper waste disposal in accordance with company policies and local regulations.
- Pick up litter and maintain a clean, organized appearance throughout the property, including parking lots, sidewalks, courtyards, and outdoor common areas.
- Power wash sidewalks, breezeways, courtyards, parking areas, and other exterior surfaces as needed.
- Assist with move-in/move-out cleaning, turnover preparation, and deep-cleaning projects as needed.
- Assist with setup, cleanup, and breakdown for resident events, meetings, and community activities.
- Monitor the property and report maintenance concerns, leaks, damaged fixtures, safety hazards, or other issues to the Maintenance Supervisor or appropriate team member.
- Perform basic property upkeep and minor maintenance tasks, such as changing light bulbs, replacing batteries, and addressing other simple repairs within the scope of the position.
- Assist with package delivery and distribution to residents as needed.
- Maintain an organized supply area and ensure cleaning products, equipment, and supplies are properly stored and maintained.
- Properly use and care for cleaning equipment, chemicals, tools, and personal protective equipment (PPE).
- Follow all company safety procedures and proper handling, labeling, and storage requirements for cleaning chemicals and materials.
- Work closely with the Maintenance Supervisor and Maintenance Team to support the overall cleanliness, appearance, and upkeep of the property.
- Provide friendly, professional, and helpful service when interacting with residents, visitors, vendors, and team members.
- Support the Maintenance Supervisor in building a motivated, skilled, organized, and productive team that represents CLS Living professionally at all times.
- Perform other duties and responsibilities as assigned.
What We're Looking For
- Previous experience in janitorial, custodial, commercial cleaning, housekeeping, porter, facilities, or property maintenance is preferred.
- Experience cleaning apartments, student housing, multifamily communities, hotels, offices, schools, hospitals, or other commercial properties is a plus.
- Strong attention to detail and pride in maintaining a clean and organized environment.
- Ability to work independently while also contributing to a team.
- Reliable, dependable, and willing to take ownership of assigned responsibilities.
- Ability to safely use cleaning equipment, tools, and cleaning chemicals.
- Strong customer service skills and a positive, professional attitude.
- Ability to lift, carry, push, pull, and move cleaning supplies and equipment as required.
- Ability to work outdoors and in varying weather conditions as needed.

Qualifications
Qualifications
Bilingual in Spanish and English, with proficiency in English
High school diploma or equivalent
Excellent communication skills and a friendly, approachable demeanor
Proficient in Microsoft Outlook for consistent communication and updates
Ability to maintain regular communication with the lead maintenance technician and Chief Building Engineer
Previous experience in custodial, maintenance, or related roles preferred
Strong attention to detail and ability to work independently
Physical capability to lift, carry, and move heavy objects or equipment
Availability to work flexible hours, including evenings and weekends, as needed
Understanding of rotating weekend schedule for trash pickup and trash chute clearing
Demonstrated commitment to maintaining a neat and organized work environment
