Role: Property Management Specialist

Location: Abu Dhabi

Type: Contract

Contract Duration: 2 Years

Salary: 12000 AED to 16000 AED / Month + Visa & Medical

Responsibilities:

Oversee the daily operations of multiple properties, ensuring they are well-maintained and functioning efficiently.

Coordinate maintenance and repair activities, ensuring timely and cost-effective solutions.

Implement and manage standard operating procedures for property management.

Serve as the primary point of contact for tenants, addressing their needs and concerns promptly.

Manage lease agreements, including negotiations, renewals, and terminations.

Develop and maintain positive relationships with tenants to ensure high levels of satisfaction and retention.

Prepare and manage property budgets, ensuring financial targets are met.

Monitor and control operating expenses and capital expenditures.

Oversee rent collection and ensure timely payments from tenants.

Prepare financial reports, including income statements, balance sheets, and variance reports.

Ensure all properties comply with local, state, and federal regulations, including health, safety, and environmental standards.

Conduct regular property inspections to identify and mitigate risks.

Develop and maintain emergency response plans and business continuity plans.

Manage relationships with vendors and service providers.

Monitor vendor performance and address any issues promptly.

Prepare and present regular reports on property performance to senior management.

Analyze property data to identify trends and areas for improvement.

Required Skills:

Bachelor’s degree in real estate, Property Management, Business Administration, or a related field.

Minimum of 5 years of experience in property management, with at least 2 years in a senior or supervisory role.

Proven experience in managing a portfolio of properties.

Strong knowledge of property management principles and best practices.

Excellent organizational and problem-solving skills.

Proficiency in property management software and MS Office Suite.

Strong financial acumen and budgeting skills.

Effective communication and interpersonal skills.

Ability to manage multiple projects and priorities simultaneously
