About the Role
This is a full-cycle sales role in luxury real estate: from the first call with a lead to the moment the deal is closed and the commission is received. You’ll join VillaCarte’s real estate agency in Phuket, working with Russian-speaking buyers and investors.
Why we’re hiring now: we’re strengthening our Russian-speaking sales team ahead of the high season. We’re looking for someone who already understands how a property sale works and, ideally, knows the Phuket market: the key developers, projects and areas.
VillaCarte Group has been in Phuket since 2012. We are a developer (Layan Green Park, LaVista Villas, Layan Verde), a real estate agency, a hotel. As an agent, you’ll sell both our own projects and properties from other developers and the resale market.
Key Responsibilities
- Contact new qualified leads quickly by phone and messengers. A dedicated lead qualifier does the first screening, so you work with warm leads, plus our existing client base.
- Schedule and conduct property viewings across Phuket.
- Guide clients through the full sales funnel: needs analysis, selection, reservation, deposit and closing. You stay with the deal until the company receives its commission and all closing documents are completed. Contracts themselves are handled by our lawyers or the developer.
- Meet personal quarterly sales targets.
- Keep the CRM (Zoho) updated daily for all your leads and deals.
- Advise clients on Phuket real estate and life on the island in general.
- Work with other company departments to help clients with rentals, property management, visas and other services within the Group.
- Share your market expertise with colleagues and take part in team meetings and company events.
Requirements
- 1+ year of real estate sales experience, ideally in Phuket. Alternatively, 2+ years selling premium or luxury products (cars, watches, yachts, private aviation, private banking) to high-net-worth clients.
- Native Russian.
- English at Intermediate level or higher.
- A clear understanding of the real estate sales cycle. You know a deal can take weeks or months, and you’re comfortable with a commission-driven income.
- Readiness to work with clients on their schedule. Viewings sometimes happen on weekends, since our clients are on holiday every day of the week.
- Strong communication and negotiation skills and a proactive, results-driven approach.
Nice to Have
- Experience selling real estate to international buyers or investors in resort markets (Phuket, Bali, Dubai, Spain, Northern Cyprus, etc.).
- Knowledge of Phuket developers, projects and areas.
- Already living in Phuket or Thailand.
- Experience with a CRM (Zoho or similar).
- A driving license.
What We Offer
- Probation period: fixed 40,000 THB per month plus 10% of the agency commission.
- After probation: 25% of the agency commission, or 35% when the sales plan is met.
- A steady flow of qualified leads and a growing marketing budget for the high season.
- Official employment and relocation to Phuket.
- Transport expenses compensated.
- Mostly office-based (about 80%), with flexibility to start the day from home when you have a morning viewing.
- Working hours Monday to Friday, 9:00–18:00, adjusted around client meetings when needed.
- An international team, a strong brand and a portfolio of premium projects.
How to Apply
Please answer the two questions below when you apply. Specific details about deals you closed yourself matter much more to us than general descriptions. Applications without answers will not be considered.
- Tell us about the largest deal you closed yourself in the last two years: what you sold, the price, how long the cycle took from first contact to closing, and what was decisive in winning the client. Please answer in Russian or English, 4–5 sentences.
- A lead from Russia sends an inquiry about a villa in Phuket for around $1M: they are interested but haven’t decided between living there and investing. What do you do in the first 48 hours, and how do you move them to a viewing? Please answer in Russian or English, 4–5 sentences.
