Mission

TAR’s mission is to power intelligence for the world. We are building the world’s first off-grid power plant for data centers powered by renewable technologies.

We firmly believe AI should be built in the US for the benefit of all people. For that, power must be fast, clean and scalable. We are singularly focused on delivering GW-scale power faster than anyone has ever done, by rethinking every layer of the stack.

We vertically integrate to solve every bottleneck, from racking systems to power electronics to dispatch algorithms to on-site construction.

Leave your mark on the future of civilization-scale energy infrastructure.

Company

TAR is both a hardware and software company, we are building out massive, critical, physical infrastructure. TAR is working directly with one of the largest compute providers to scale and deploy 5GWs by 2028.

We operate on…

  • High ownership. High Agency. Own project end-to-end. Great people don’t need to be managed.

  • Speed. We achieve great things on incredible timelines. We push ourselves to go faster.

  • First principles. No ego. No hierarchy. Challenge every assumption.

  • Passion. Solving the energy problem is one of the largest challenges that faces the world now and in the future.

About the role

Gigawatt-scale solar-plus-storage needs land at a scale few developers have ever assembled, bought outright and often from ranches, family trusts and heirs who don’t sell on a broker’s timeline. As Real Estate Strategy & Acquisitions Lead, you own TAR’s land function end to end: strategy, sourcing, structuring, negotiation, diligence and closing. The playbook for buying land at this pace doesn’t exist yet. You will write it.

We’re looking for an acquisitions mind, ideally from real estate private equity, an acquisitions team or infrastructure investing, who finds the deal behind the deal: an option instead of a purchase, a phased close, seller financing, a JV with the landowner. You start as a hands-on dealmaker and build the land team as volume grows.

Responsibilities

  • Own TAR’s land strategy end to end: how many acres, where, by when and at what price, tied to our deployment schedule.

  • Build and run a pipeline of large, contiguous tracts (5,000+ acres) across West Texas and new regions as TAR grows, so land is never the bottleneck.

  • Lead negotiations from first conversation through LOI, option or purchase agreement to close.

  • Design creative deal structures that win sellers and protect TAR: options, phased takedowns, seller financing, earn-outs, JVs and land swaps.

  • Underwrite every deal on price, carrying cost, schedule risk and value to the project, and make clear go/no-go recommendations to leadership.

  • Run diligence on title, survey, mineral and surface rights, easements, environmental and access through outside partners, and escalate deal-breakers early.

  • Hire and lead the land team, including the Site Selection Manager, and manage landmen, title companies, surveyors and brokers.

  • Replace slow, legacy acquisition habits with faster methods, from data-driven screening to AI-assisted outreach and inbound landowner programs.

Qualifications

  • 3+ years in real estate acquisitions, real estate private equity, infrastructure investing or land development, with a record of deals you led and closed.

  • A track record of large or complex transactions: multiple parties, unusual structures or hard-to-reach sellers.

  • Strong underwriting and financial modeling: you can build a deal model and defend a price.

  • Creative problem solving: when the obvious deal isn’t there, you reframe the problem and find another way to the goal.

  • Clear, direct communication and the ability to build trust with rural landowners, local stakeholders and leadership alike.

  • Drive and organization to run many deals at once without anything slipping.

  • Willingness to travel.

  • Fluency with AI and productivity tools.

  • Ability to work from Austin, Texas.

Nice to have

  • Rural, ranch or large-acreage land deals, ideally in Texas.

  • Experience acquiring or leasing land for energy, transmission or data center projects.

  • Familiarity with Texas land records, mineral and surface rights, and easements.

  • Experience hiring and leading a small team.

  • Existing relationships with West Texas landowners, ranchers, or land brokers.

Salary and Benefits

  • Up to $15K relocation bonus

  • Unlimited PTO

  • Health, Dental, Vision insurance

  • $1K monthly stipend for meals
