Associate Director | Senior Commercial Property Manager | Kildare | Blended Hybrid

Remuneration 70k - 80k depending on expereince.

Are you a commercial property manager who’s ready for the next step? My client, a well-established property company based in Kildare, is hiring a Senior Commercial Property Manager to look after a varied portfolio of commercial properties. It’s a full-time position with hybrid working, so you can spend some of the week working from home.

The role

You’ll run your own commercial portfolio from day to day and be the main contact for tenants, landlords and clients. You’ll administer leases, coordinate lease negotiations, oversee rent collection and manage service charges. You’ll also prepare budgets and report to clients on occupancy, income and asset performance. Beyond the day-to-day, you’ll help shape asset management strategy and support business development.

What you’ll do

• Prepare and monitor service charge budgets, apportionment schedules and sinking funds
• Oversee rent collection across the portfolio and manage arrears and debt recovery where needed
• Act as the link between tenants and landlords, attend client meetings and produce regular reports
• Visit sites regularly so you know every property inside out
• Manage insurance, outsourced contractors and regulatory compliance
• Start and deliver enhancement projects, plus Planned Preventative Maintenance and Reserve Fund programmes
• Keep the in-house property database up to date
• Direct and prioritise the work of support staff

What you’ll bring

• At least 3 years’ experience in commercial property management
• A property qualification or relevant degree, and/or the experience needed for PSRA licensing
• Strong numerical, report-writing and IT skills
• Confident negotiation and relationship-building skills
• A proactive, organised and results-driven approach, with the ability to manage competing deadlines
• A full Irish driving licence and an insured, roadworthy vehicle
