Senior Commercial Property Manager
Kildare | Hybrid | Competitive Salary + Benefits
Eos Talent is partnering with an established, independent property consultancy in Kildare to appoint a Senior Commercial Property Manager.
This is an opportunity for someone who enjoys the commercial and operational side of property management but also values the relationships that come with it.
Our client is a successful, well-established business with a strong portfolio of commercial properties and long-standing landlord relationships. They are looking for an experienced professional who can take ownership of the portfolio, lead a small team and play an important role in the continued success of the business.
Unlike some of the larger, more corporate property environments, this is a business where you will have direct access to decision-makers, genuine autonomy and the opportunity to make a visible impact.
What Will You Be Doing?
You will have overall responsibility for the effective management of a varied commercial property portfolio, supported by a team of three.
Your role will involve:
- Taking ownership of the operational and financial performance of commercial properties, including industrial estates and business parks.
- Acting as a trusted point of contact for landlords and clients, developing strong working relationships and providing practical property advice.
- Leading, supporting and coordinating a small team to ensure a consistently high standard of service.
- Managing property expenditure, service charge budgets and longer-term maintenance planning.
- Overseeing external contractors, property improvement works and day-to-day operational issues.
- Working closely with tenants and occupiers to resolve issues and maintain positive relationships.
- Keeping on top of compliance, insurance, property reporting and other key management requirements.
- Identifying opportunities to improve how properties are managed and enhance the service delivered to clients.
This is a varied position, and while there is a strong leadership element, you will also need to be comfortable getting involved in the detail when required.
What Are We Looking For?
We would love to hear from commercial property professionals who have built their experience managing properties and relationships, rather than simply overseeing processes.
Ideally, you will bring:
- A solid track record in commercial property management, preferably including industrial, logistics or business park portfolios.
- Strong financial understanding, particularly around service charges, budgets and property expenditure.
- Experience dealing directly with landlords, tenants and external service providers.
- The ability to lead a small team, prioritise effectively and take ownership of decisions.
- A practical, solutions-focused approach and the confidence to work independently.
- Strong communication skills and a genuine interest in building long-term client relationships.
A relevant property qualification and PSRA eligibility would be beneficial, although there is flexibility depending on your experience.
A full driving licence and access to a car are required.
What's on Offer?
There is considerable flexibility around both the working arrangements and overall package.
- Salary: Circa €70,000 - €80,000+, with flexibility depending on experience.
- Hybrid working: A very flexible approach to office attendance.
- Bonus and pension.
- Mileage expenses and professional membership fees.
- Leadership: Responsibility for an established team of three.
- Autonomy: The opportunity to manage your portfolio and make decisions without unnecessary corporate layers.
- Culture: A collaborative, personable working environment where relationships and quality of service are genuinely valued.
Interested in Finding Out More?
This could be an excellent move for an experienced Commercial Property Manager looking for greater autonomy, a more personal working environment or the opportunity to take on broader leadership responsibility.
