Building Surveyor – Residential Property
Location: Dublin City Centre | Hybrid Working
A technical surveying opportunity where your expertise, judgement and problem-solving skills will make a real difference.
Eos Talent is partnering with an established and growing organisation in the residential property sector to recruit an experienced Building Surveyor into a newly created position
This is an exciting opportunity to join an organisation that is investing in its people, technical expertise and long-term property management capabilities.
With an experienced and highly regarded leadership team driving an ambitious programme of growth and improvement, the organisation is developing its internal technical capability and creating opportunities for professionals who want to contribute to how the function evolves.
The role will particularly appeal to a Building Surveyor who enjoys the technical side of the profession – investigating building defects, understanding the underlying causes of problems and developing practical, effective solutions.
It offers something beyond a traditional surveying position: the opportunity to contribute to the development of a growing function, influence technical standards and see the direct impact of your work on residential properties and the people living in them.
The Opportunity
You will provide specialist technical surveying expertise across a residential property portfolio, supporting planned investment, building condition assessments, defect investigations and remediation projects.
You will play an important role in identifying property issues, diagnosing their root causes and recommending appropriate solutions.
This is not simply about completing surveys and producing reports. We are looking for someone who takes a thorough, investigative approach, understands the importance of getting the technical assessment right and can confidently communicate findings and recommendations to colleagues, contractors and residents.
Working alongside a wider team of asset management and property professionals, you will help inform investment decisions, improve the quality of property information and support the delivery of effective, long-term solutions.
Key Responsibilities
- Undertake detailed building condition surveys, technical inspections and building pathology investigations across residential properties.
- Identify, investigate and diagnose building defects, including dampness, water ingress, structural movement, ventilation issues and material deterioration.
- Establish the underlying causes of defects and recommend appropriate remedial solutions.
- Prepare technical reports, scopes of work, specifications and recommendations for repairs, refurbishment and planned investment projects.
- Apply knowledge of Irish Building Regulations, construction standards and fire safety requirements when assessing properties and recommending works.
- Support the development of planned maintenance and capital investment programmes through accurate technical assessments and condition data.
- Work with the Planned Works & Investment Manager and external specialists to support procurement, project delivery and quality assurance.
- Inspect completed works, assess workmanship and identify any outstanding defects or remedial requirements.
- Contribute to the development of consistent surveying standards, technical processes and asset information.
- Engage directly with residents, explaining technical issues and proposed works clearly, professionally and sensitively.
- Work collaboratively with internal colleagues, consultants and contractors to ensure effective and practical outcomes.
About You
We are particularly interested in speaking with qualified Building Surveyors who have strong technical knowledge of residential construction and building pathology.
You will ideally bring:
- A degree in Building Surveying or a closely related technical discipline, supported by demonstrable residential building surveying and pathology experience.
- A minimum of three years' relevant post-qualification experience in building surveying, technical inspections and defect investigation.
- Strong diagnostic skills, with the ability to investigate building issues thoroughly and recommend practical, evidence-based solutions.
- Experience preparing technical specifications, scopes of work and detailed surveying reports.
- Experience undertaking fire risk assessments or supporting fire safety inspection programmes.
- A sound understanding of Irish Building Regulations, building standards and relevant health and safety requirements.
- Excellent organisational skills, with the ability to manage your own workload, prioritise inspections and follow technical investigations through to conclusion.
- Strong interpersonal skills and the ability to communicate technical information clearly to non-technical audiences, particularly residents.
- A collaborative, proactive approach and a genuine interest in improving residential building standards.
- A full clean driving licence and willingness to travel nationally.
Experience within residential property, housing, building surveying consultancy or property asset management would be particularly relevant.
Working towards chartership with SCSI or RICS would be advantageous, as would experience in retrofit, energy efficiency or residential remediation projects.
Why Consider This Opportunity?
This is an opportunity to join a developing technical function where your experience, ideas and professional judgement will be valued.
Rather than working within a rigid, established structure, you will have the opportunity to help shape how surveying services are delivered, improve technical standards and contribute to better long-term decisions about residential properties.
The organisation offers:
- A newly created role with the opportunity to make a tangible impact.
- An experienced, supportive and ambitious leadership team.
- Exposure to a broad range of residential building types, technical challenges and improvement projects.
- The opportunity to contribute to a developing Asset Management function.
- Hybrid working
- Professional development support, including progression towards chartership.
- Long-term career development opportunities within a growing organisation.
