Project Manager
Central Oxford (hybrid) | £45,000–£55,000 depending on experience, plus benefits | Permanent, full time
The job
As a Project Manager at H4P, you run your own projects, from a laboratory refit to a phase of a hospital redevelopment. Most are in working hospitals and research buildings, where patients, staff and research carry on around the works.
You are the client's main point of contact. You agree what they need, keep them informed, and tell them early when something is going wrong. You manage the design team and the contractor, keep the programme and budget under control, and make sure nothing is missed.
Much of the time you will work on your own, so you need sound judgement and the discipline to follow through on what has been agreed. When you need support, the team is there.
About H4P
H4P is a team of seven in the centre of Oxford. We lead complex projects for universities, local NHS Trusts, pharmaceutical companies and scientific research institutions. The work is challenging and the team is supportive. We trust our people with real responsibility from day one, and we make sure they never carry it alone.
Our work includes:
- new surgical facilities, refurbishment, infrastructure and energy projects in live hospitals
- heat decarbonisation and high-profile academic spaces on university estates
- research laboratories, including Containment Level 3 facilities
- programme management and a major relocation for a global pharmaceutical company
We work by five values:
- Clear. We tell the truth, even when it's the harder answer.
- Creative. We're not afraid of the problem no one's solved yet.
- Precise. We believe close enough isn't good enough.
- Partner. We build deep, long-term relationships with our clients and with each other.
- Principled. Right over convenient. Every time.
What you'll do
- Lead projects from inception to handover, through the RIBA or NHS business-case stages.
- Agree scope, deliverables and expectations with the client in writing.
- Run programme, cost, risk and change control, so nothing slips through.
- Manage design teams, cost consultants and contractors under NEC or JCT contracts.
- Plan works around live clinical and research services, protecting patients, staff and operations.
- Chair meetings and write clear, concise reports that help clients make decisions.
- Support the Assistant Project Managers on your projects.
What you'll bring
- Experience: 3–6 years managing construction projects from inception to completion, ideally client-side or in a consultancy. Experience in healthcare, higher education or research estates.
- Qualifications: A degree in construction, surveying, engineering or project management, or equivalent experience. Working towards MRICS, MCIOB or APM ChPP.
- Knowledge: NEC and JCT contracts, change control and risk management. CDM 2015, and safe working in live environments.
- Personal qualities: Able to work autonomously and use sound judgement. A good listener who follows through on what has been agreed. Strong attention to detail.
- Practical: Right to work in the UK. Full UK driving licence.
- Desirable: NHS business cases. Laboratory, energy or decarbonisation projects. Chartered status.
Working pattern
Your week follows your projects. Typically that means up to three days on client sites, with the rest of your time split between our Oxford office and home.
- In your first three to six months, we'll ask you to spend more time in the office. It's the best way to learn how we work and get to know the team. After that, you'll have more freedom to organise your week around your projects.
