Job Description
This is a remote position.
CRE - Commercial Transaction Execution Leader / Senior Deal Captain
This Evergreen Career Profile invites commercial real estate professionals to register for consideration for the Rutherford Talent Guild™. It is an expression of professional interest in future opportunities, not an advertisement for a current vacancy. Registration is not an application for a specific role, and it does not confer membership or promise a placement.
Once a mandate is won, someone has to carry out the transaction: gathering and testing the information, running the process, coordinating the client, counterparties and specialists, and keeping decisions on track until agreement, completion or a well-judged withdrawal. In leasing and occupancy work, that may mean managing a tenant’s site search and lease negotiation, or a landlord’s competing proposals. In investment work it may mean running a sale process, a buyer’s diligence or a closing that depends on financing.
We welcome established deal captains and transaction execution leaders, full-cycle producers who execute their own business, producing team leaders, and credible aspirants preparing for senior execution responsibility. We also welcome professionals from transaction management, asset management, corporate real estate, lending, legal-adjacent and advisory backgrounds who want to understand this functional vertical. Execution leadership is a career destination in its own right, not a waiting room for origination. Registration records where you are now; curator review explores where you want to go and the evidence that supports it.
The mandate
The execution leader’s centre is decision quality through the transaction: reliable evidence, a realistic programme, clear options when issues arise, timely escalation and disciplined follow-through. The work is shared. Originators often hold the senior client relationship. Analysts and associates prepare much of the analysis. Lawyers draft documents, valuers value and lenders decide.
Authority depends on the firm, the engagement and the jurisdiction. Execution leaders typically coordinate, recommend and negotiate within instructions. The client decides commercial terms, extensions and whether to proceed. Document preparation, signature and funds handling vary and are not assumed powers of the role.
Representative challenges
-
A material issue emerges late in a lease negotiation or an investment sale, and the client must decide whether to resolve, extend, renegotiate or withdraw.
-
Property, financial or lease information is inconsistent and a deadline is close.
-
A buyer’s financing, a lender consent or another party’s approval threatens the timetable.
-
A tenant’s occupancy date depends on landlord works, approvals and lease completion arriving in the right order.
Representative work
-
Planning and running leasing, disposition or acquisition processes
-
Coordinating diligence, information requests and specialist input
-
Testing assumptions and maintaining an audit trail
-
Preparing option papers and recommendations for client decisions
-
Negotiating commercial terms within client instructions
-
Managing programmes and dependencies through to agreement, completion or withdrawal
-
Where you lead a team: allocating work, reviewing quality and developing colleagues
Accountability within the mandate
-
Accountable work: the quality and timeliness of your process management, analysis, records, recommendations and escalation.
-
Shared decisions: strategy changes, commercially acceptable concessions and extension or withdrawal recommendations made with the client and colleagues.
-
Outcomes you influence: agreements signed, completions and occupancy dates, which also depend on clients, counterparties, lenders, lawyers and authorities.
Contexts we profile
We profile commercial brokerage in the United States first, then Canada and the United Kingdom, across office, industrial, retail, multifamily, mixed-use and specialised property types, and in gateway, regional and smaller markets. Market, property type and transaction size are context, not thresholds for registration. Tenant representation, landlord leasing and investment transactions are equally in scope, and no software brand or portfolio size is required. No registrant needs experience of every situation. We are interested in the work you have done, your specialty, your personal contribution, the operating model you worked in and the authority you held.
What we are asking
The question is not simply whether you could hold a deal captain title. It is whether you have the demonstrated capability, or the assessed potential, to lead transactions to sound decisions in an appropriate context, and what professional development may be needed to get there. Rutherford certifies potential for high performance. That is different from past performance, and different from readiness for a particular role today.
For accepted members, a curator leads the development of a Career Thesis: the client or transaction problem you are best placed to solve, the environments in which you have shown it, your contribution and authority, the evidence behind it and one development priority. It is not required at registration, and any summary is shared with an organisation only with your consent.
The Rutherford Talent Guild™
The Rutherford Talent Guild™ is for executives and senior professionals pursuing permanent appointments. Rutherford manages a longer-term career relationship: interpreting your assessment alongside your experience, clarifying the mandates in which you can contribute most, identifying development priorities and, where there is a credible fit and under applicable arrangements, introducing you selectively to organisations for specific roles, including through private talent pipelines and Rutherford & Company retained searches. An introduction is an event in the relationship, not the relationship itself.
If you also originate business, you may register interest in our Senior Commercial Brokerage Originator / Rainmaker profile as well. Full-cycle producers often fit both. Each profile is reviewed on its own evidence.
How the process works
Registration → initial review → assessment invitation → assessment → curator review → membership decision. Completing the assessment, including any payment associated with it, does not in itself confer membership. Membership carries no promise of introductions, interviews, appointments or placement.
The RutherfordINTEL Assessment informs our evaluation of potential and leadership style. Present readiness is considered separately through experience, technical capability and the requirements of a specific mandate.
About the RutherfordINTEL Assessment. RutherfordINTEL reports that its assessment predicts performance potential with 85% predictive accuracy. That is a statement about the instrument, not a guarantee or a probability of success for any individual, role or mandate. Your results are always interpreted by a Rutherford curator alongside your experience, achievements and objectives.
What we look for
Evidence before titles. During curation we will explore:
-
Which specialty you execute in and how processes differ across tenant representation, landlord leasing and investment transactions.
-
A late issue you managed, the options you compared and who decided.
-
How you verified inconsistent information and recorded what remained uncertain.
-
A transaction where withdrawal or delay was the right recommendation.
-
How you worked with originators, analysts, lawyers, lenders and other specialists without taking over their roles.
-
What you were accountable for, what you decided jointly and what you influenced.
How we consider your background
-
Your title. A deal captain, transaction manager or execution leader title is welcome but not essential. Senior titles are not taken as evidence of any particular contribution; we consider the responsibility you carried.
-
Transaction volume and scale. No minimum transaction value, fee level or market applies to registration. We record the scale and complexity of your work, how credit was shared and your personal part in it.
-
Length of experience. No fixed minimum applies to this Evergreen profile.
-
Licences and professional designations. Recorded and considered alongside demonstrated capability. Licensing requirements vary by jurisdiction.
-
Personality. The RutherfordINTEL Assessment measures 85 factors, from which we have identified 72 possible personality dimensions. Only a limited few of these correlate with high potential for success in any given role, so personality is an important part of our evaluation. Your results are interpreted by a curator alongside your experience, achievements and objectives, never in isolation.
To register
Registration is short: your essential details, your function (Commercial Transaction Execution Leader / Senior Deal Captain), your sector and your current résumé. A LinkedIn profile is optional, and you do not need a Career Thesis. You will also answer three short written questions. Use an example you handled, or explain the approach you would take. Please do not include confidential client information.
