We're looking for a Development Associate
Miami, FL or Remote | Full-Time
About Us
NF1NITY is an AI-native, permanent-capital investment platform spanning private markets, real assets, income strategies, growth and technology investments, strategic acquisitions, capital markets, and financial services.
Our mission is to grant access to investments previously reserved only for the ultra-wealthy.
We’re not building a traditional asset manager. We’re building an institution designed to compound capital, intelligence, and distribution over decades.
The Role
We’re looking for an experienced and highly organized Development Associate to support real estate development projects across their full lifecycle, from entitlements and design to construction and handoff to property management.
In this role, you’ll play a key part in coordinating with consultants, municipalities, contractors, and internal teams to ensure projects move forward efficiently, stay on schedule, and remain within budget.
This position offers the opportunity to take ownership of day-to-day project coordination, work across different stages of development, and contribute to a growing portfolio of real estate projects.
What You’ll Do
-
Support site due diligence, including zoning, surveys, environmental reports, title reviews, and utility availability, while assisting with development budgets, schedules, and pro formas for investment committee and lender presentations.
-
Coordinate entitlements and permitting, including rezoning, site plans, platting, variances, and approvals, working with attorneys, engineers, and municipalities on public hearings, community meetings, and utility and infrastructure agreements (water, sewer, and capacity allocations).
-
Coordinate architectural, civil, structural, MEP, landscape, and traffic consultants throughout all design phases, from schematic design through construction documents.
-
Lead design meetings, track action items, review drawings for scope, budget, and code compliance, and support consultant procurement, scopes of work, contracts, and invoice approvals.
-
Support contractor bidding, buyout, and negotiations while monitoring construction progress, schedules, and budgets through OAC meetings and site visits.
-
Review payment applications, change orders, and lender draw packages, maintaining accurate project tracking reports.
-
Coordinate project closeout, including punch lists, certificates of occupancy, warranties, and turnover packages (as-builts, O&M manuals, vendor contacts), property management onboarding, post-completion warranty tracking, and documenting lessons learned for future projects.
What We’re Looking For
Must-Haves
-
Bachelor's degree in Real Estate, Construction Management, Architecture, Engineering, Urban Planning, Finance, or a related field.
-
4–6 years of experience in real estate development, construction management, owner's representation, or a related consulting role.
-
Working knowledge of the development process, including zoning, permitting, design phases, and construction contracts.
-
Strong organizational skills and attention to detail, with the ability to manage multiple projects and deadlines.
-
Excellent written and verbal communication skills, with experience coordinating with consultants, contractors, and public officials.
-
Proficiency in Excel, Microsoft Office, and project tracking tools, with the ability to read architectural and civil drawings.
Bonus Points For
-
Experience with mixed-use or multifamily development projects.
-
Exposure to development budgeting, pro formas, or construction draw processes.
-
Familiarity with Procore, Bluebeam, or similar platforms.
-
Master's degree in Real Estate (MRED, MSRE) or progress toward one.
Why Join Us
-
Competitive base salary plus an approximately 25% annual performance-based bonus.
-
Medical, dental, and vision coverage.
-
401(k) and paid time off (PTO).
