StreamsideStreamside Parks is a premier property management company specializing in the operation and enhancement of RV Park Resorts & Campgrounds across the Southeast and beyond. With a portfolio of 40+ parks and growing — acquiring 5–10 properties per year — Streamside delivers consistent, high-quality guest experiences while building the operational and technology infrastructure to scale.
Position Summary:
The Director of Operations owns operational results across Streamside's full portfolio of 38+ parks — the numbers, the standards, and the alignment between district-level execution and the rest of the company. Reporting to the Chief Operating Officer, this role leads and develops the Regional and District Managers who are responsible, in turn, for Property Managers and park teams portfolio-wide.
This is a strategic and hands-on leadership role: the Director of Operations sets operational strategy, but also maintains visibility into district- and park-level performance to catch issues before they surface in portfolio-wide numbers. Success requires strong people leadership, financial acumen, and the ability to keep every department — marketing, finance, HR, IT, and CapEx/facilities — working in sync with park-level execution.

Essential Responsibilities:
Leadership & Team Development
- Lead, manage, and develop all Regional and District Managers, and through them, Property Managers and park teams portfolio-wide
- Build a high-performing operations team; own hiring, mentoring, and succession planning at the district and regional level
- Foster a culture of accountability and continuous improvement across every level of the operations organization
Strategic Planning & Performance
- Develop and execute operational strategy aligned with company growth objectives, balancing profitability, efficiency, and service standards
- Own portfolio-wide KPIs — revenue, occupancy, NOI, and guest satisfaction — and hold Regional/District Managers accountable for hitting targets
- Maintain visibility into district- and park-level performance, not just portfolio roll-ups, to catch systemic issues early and course-correct fast
Financial & Budget Management
- Own budget performance across the portfolio, ensuring efficient use of resources and achievement of financial targets at every park
- Review district- and park-level financial performance regularly with Regional/District Managers; ensure accurate reporting and rent/revenue collection portfolio-wide
Standards & Process Optimization
- Identify and implement best practices, process improvements, and operational efficiencies that grow revenue, reduce costs, and improve guest experience
- Ensure compliance with industry regulations, safety protocols, and company standards across every park
- Enforce brand standards portfolio-wide, protecting consistency and the company's reputation
Cross-Department Alignment
- Serve as the senior link between park-level execution and corporate departments — marketing, finance, CapEx/facilities, HR, and IT
- Establish a consistent operating rhythm with Regional/District Managers — regular check-ins, reporting cadences, and review cycles — to keep execution aligned with company timing
- Drive alignment across departments so company-wide initiatives actually land at the park level; flag and resolve misalignment early
Guest Experience
- Ensure guest needs are consistently met and exceeded across the portfolio
- Analyze guest feedback portfolio-wide to identify and drive real service improvement, not just track it
Reporting & Communication
- Provide senior leadership with regular, accurate updates on portfolio performance, risks, and key initiatives
- Communicate company goals and standards clearly and consistently down through Regional/District Managers to the park level

- Compliance & Safety Standards — every park operates in full compliance with safety, security, and regulatory requirements, without exception
- Cross-Functional Collaboration — marketing, finance, HR, IT, and CapEx/facilities initiatives launch on time and land successfully at the park level
