Role: Lead Generation Analyst
Location: Remote (must overlap with U.S. Eastern business hours)
Company: Good Harbor Commercial Real Estate
Reports to: Acquisitions Manager
About UsGood Harbor Commercial Real Estate is a fast-growing investment and operating company focused on acquiring and improving industrial and retail properties across New England, the Carolinas, Illinois, and Georgia.
We move fast, operate with high accountability, and are obsessed with execution. Our goal is simple: build a scalable machine, not a business that relies on heroics.
We operate by a clear set of values:
- Say YES! We are solutions-oriented and take initiative
- Perpetual Growth: We are always improving
- Extreme Ownership: We take full responsibility for outcomes
- Build the Whole Human: We invest in growth professionally and personally
- Systems Not Saviors: Build the Machine | No Hero Mode | Playbooks Not Panic
If you thrive in a fast-paced, execution-driven environment and want to help build something scalable, you'll fit right in.
About the RoleWe are looking for a sharp, data-driven Lead Generation Analyst to run the front end of our off-market acquisitions engine.
You will build and clean property owner lists, find the real decision maker behind each LLC, run SMS, email, and direct mail outreach, and route qualified sellers to our acquisitions team. You work directly with the Acquisitions Manager and hand leads to the team member who takes over the seller conversation.
This role is the starting point of every off-market deal we do, ensuring:
- Our lists target the right owners and the right properties
- Contact data is accurate before a single message goes out
- Every reply is answered fast and nothing falls through the cracks
- Only real, qualified opportunities reach the acquisitions team
You are not a list-puller who waits for instructions. You are a curious, detail-obsessed researcher who takes ownership of data quality and pushes outreach results forward.
You are comfortable digging through county records and Secretary of State filings, spotting patterns in campaign numbers, and suggesting what to test next.
You'll thrive here if:
- You take extreme ownership: if a list is dirty or a lead goes cold, you fix it
- You are meticulous with data: duplicates, bad numbers, and wrong owners bother you
- You are a resourceful researcher who finds the person behind the LLC
- You use AI as a tool, but you understand your work and can explain why you chose what you chose
- You bring your own ideas for better lists, messages, and targeting
- You respond to leads quickly and communicate clearly and proactively
- You track your numbers weekly and know where the funnel is leaking
This role is NOT for you if:
- You need step-by-step instructions for every task
- You pass along research or AI output you don't fully understand
- You are uncomfortable asking questions or proposing ideas
- You find repetitive data work boring or let details slide
- You prefer slow-moving or highly structured environments
- Launch and manage SMS campaigns to commercial property owners
- Monitor replies daily and respond quickly to engaged owners
- Maintain follow-up cadences so no responsive owner goes cold
- Support email and direct mail campaigns (list prep, uploads, response tracking)
- Clean and standardize data: remove duplicates, format names and addresses, flag bad records
- Complete physical checks on properties (vacant, wrong product type, too many stories)
- Skip trace owners and identify the true decision maker behind LLCs and trusts using Secretary of State filings, county records, and paid tools
- Keep wrong-number and wrong-party rates low by verifying data before outreach
- Screen responses against a clear qualification standard: an owner or decision maker on a buy-box property who has engaged past the first reply and shared something on price, timing, or willingness to sell
- Route qualified leads to the acquisitions team the same day with full context (property, owner, conversation notes)
- Filter out tire kickers, brokers, and wrong parties so the team only spends time on real opportunities
- Upload clean lists into the CRM using our naming conventions
- Keep the master list tracker current (batches, record counts, duplicates removed, upload status)
- Maintain clean CRM hygiene: statuses, tags, notes, and do-not-contact requests
- Track weekly KPIs: messages sent, delivery, responses, leads, and qualified opportunities
- Report funnel numbers every week and flag any metric below target
- Test and recommend improvements to lists, targeting, and message templates
- Monitor deliverability and compliance (opt-outs, number health, carrier issues)
Experience with any of these is a plus; we will train you on the rest.

What Success Looks Like- 10 qualified opportunities routed to the acquisitions team per week.
- Lists are clean before upload: no duplicates, verified owners, low wrong-party rate
- Every owner reply gets forwarded to an acquisitions manager within 15 minutes
- Weekly KPI report delivered on time, with under-target numbers flagged and a plan to fix them
- CRM and master list tracker are accurate and up to date at all times
- You regularly bring tested ideas that improve response and conversion rates
Finalists complete a short practical assignment: clean and enrich a raw list of commercial property owner records using public sources, then explain your process, tools, and time spent.
Important NoteThis is not a passive data-entry role.
Success in this position requires someone who is accurate, resourceful, and comfortable driving outcomes, including following up with owners quickly, questioning bad data, and proposing better ways to find sellers.
