We're looking for an experienced Property Manager to join our team based in Redland, Bristol, with the opportunity to work from home up to two days per week.

Key Information

• Salary: £30,000-£32,000 DOE
• Bonus: Up to £2,400 annually (following successful probation)
• Location: Redland, Bristol (BS6)
• Hours: Monday-Friday, 9:00am-5:30pm (earlier Tuesday start and earlier Friday finish)
• Hybrid Working: Up to 2 days per week from home
• Annual Leave: 28 days plus bank holidays
• Contract: Full-time, permanent
• Driving Required: Full UK driving licence and access to a vehicle insured for business use (mileage reimbursed)

The Role

As a Property Manager, you'll take ownership of a portfolio of managed properties, building strong relationships with landlords and tenants while ensuring properties are maintained, compliant and professionally managed.

This is a varied role combining client relationship management, property visits, maintenance coordination and tenancy administration.

Key Responsibilities

• Build and maintain strong relationships with landlords and tenants.
• Coordinate property maintenance and repairs with contractors.
• Conduct inspections, property visits and safety checks.
• Manage tenancy changes, rent reviews, check-outs and deposit disputes.
• Support property compliance and maintain accurate records.
• Work collaboratively with colleagues and suppliers to resolve issues and deliver excellent service.
  
  

What We're Looking For

Essential

• Minimum 2 years' residential property management experience.
• Strong understanding of lettings legislation and compliance.
• Excellent customer service and communication skills.
• Strong organisational and problem-solving abilities.
• Confident IT skills and experience using property management systems.
• Full UK driving licence and access to a vehicle.
  
  

Desirable

• Experience managing HMOs and licensed properties.
• Experience using Fixflo or similar systems.
• ARLA Propertymark Level 3 qualification (or equivalent).
• Experience advising landlords on portfolio performance.
