Real Estate Transactions Associate, APAC

Industrious is the largest premium flexible workspace company in the world, operating over 250 locations across 10 countries as part of the CBRE portfolio. We design workplaces where teams feel welcomed, supported, and able to do their best work. The same principle guides how we work together as a company.

About the Role

Industrious is actively expanding across Asia Pacific, partnering with prime commercial landlords across Singapore, Hong Kong, Australia, Japan, Thailand, and key regional hubs.

As the Real Estate Transactions Associate, APAC, you will provide the core financial modeling, analysis, and project coordination that powers our deal pipeline. This role is an ideal second career step for an experienced analyst or associate who has completed their foundational training, spent 2 to 3 solid years mastering fundamentals with a single employer, and is ready to take on greater deal ownership across multiple international markets. You will evaluate prospective sites, run cash flow and IRR analyses, assemble market comparables, and prepare executive presentations for our Investment Committee. You will also coordinate deal logistics across internal teams (Design, Construction, Legal) and external partners (landlords, brokers) to keep live deals moving on time.

You will report directly to the Senior Manager, International Real Estate Transactions, working closely with regional leadership while receiving active mentorship and structured guidance on complex transaction structures.

What You Will Own

  • Financial Modeling & Underwriting: Build, maintain, and run cash flow, lease, and IRR models in Excel for prospective locations and landlord partnerships across APAC.
  • Opportunity Screening & Market Analysis: Gather local market data, office rent comparables, and leasing trends to help evaluate new site opportunities.
  • Investment Committee Presentations: Support the preparation of clear, well-structured deal decks, memos, and financial summaries for leadership review.
  • Deal Coordination: Help track project timelines across active deals, liaising between Design, Construction, Legal, and external brokers or landlords to ensure documents and inputs arrive on time.
  • Due Diligence & Documentation Support: Organize due diligence files, track agreed commercial points, and ensure draft contracts match commercial terms.
  • Pipeline Tracking: Keep internal pipeline records current and assist in refining deal tracking templates as transaction activity scales.

You Will Enjoy This Role If...

  • You have solid fundamental training under your belt and are eager to apply your skills across multiple international real estate markets.
  • You are genuinely curious about commercial real estate and want to understand how deals are structured, evaluated, and negotiated.
  • You take pride in neat, accurate work and double-check your numbers before sharing them.
  • You enjoy collaborating across teams and keeping project workstreams organized and on schedule.
  • You value tenure and stability, and you want to grow with an expanding international business over the long term.

This Role Might Not Fit If...

  • You prefer working purely on isolated spreadsheets without communicating with cross-functional project teams.
  • You tend to move between roles every year; this seat is designed for someone looking to build long-term impact within a growing platform.
  • You prefer rigid, repetitive daily tasks over managing a varied workflow across different active deals.

What We Are Looking For

  • 3–4 years of professional experience in commercial real estate, corporate finance, real estate investment/PE, REITs, valuation, or transaction advisory.
  • Proven Tenure: A career history that demonstrates stability, including a minimum of 2–3 years spent with a previous employer or within a foundational role.
  • Strong Financial Modeling Fundamentals: Demonstrated proficiency in running and building real estate cash flow models, DCF/IRR analyses, and sensitivity scenarios in Excel.
  • Commercial Real Estate Understanding: Solid grasp of commercial lease mechanics, landlord/tenant commercial structures, and key property metrics.
  • Structured Project Coordination: Proven ability to manage deliverables across internal teams and external consultants within scheduled timeframes.
  • Communication: Clear, professional verbal and written English communication skills; comfortable preparing slides and summaries.
  • Education & Location: Bachelor's degree in Real Estate, Finance, Economics, Business, or a related discipline. Based in Singapore or Hong Kong.

What’s in It for You

  • Competitive remuneration
  • Career progression
  • 5-day hybrid work week
  • Annual Leave
  • Birthday Leave
  • Monthly mobile allowance
  • Flexible benefits for medical and other approved wellness, healthcare activities etc.
  • Beautiful workplace setting that fosters collaboration and interactions with others from a diverse background of cultures
  • Opportunity to work with various teams across regional locations
