Reporting to the National Head of Operations, the Residential Draftsperson – Design & Siting supports the client across sales, pre-construction and construction by preparing Revit-based residential drawings, completing preliminary siting assessments and checking plans for accuracy, compliance and buildability. The role provides an in-house drafting capability from sales-stage siting and house and land packages through production documentation, drawing amendments and internal quality assurance.
The position works closely with Operations, Sales, Estimating, Pre-Construction and Construction teams, as well as external drafting partners and consultants. Strong Revit capability and residential drafting experience are essential.
Training will be provided on client's systems and detailed NSW and or VIC processes; however, the successful candidate must have a practical foundation in the NCC, Australian residential construction, and NSW approval pathways such as DA and CDC.
The role will also contribute to the ongoing development of client’ standard home designs, façades, master plans, standard details and drafting controls, improving consistency, turnaround and document quality across the business.
What You’ll Do
You’ll be the kind of person who:
Siting, Sales Compliance & House and Land Support
- Complete preliminary siting and compliance assessments for NSW residential projects and house and land packages before sales release or pricing commencement.
- Review lot constraints including easements, sewer and service locations, bushfire requirements, setbacks, building envelopes, private open space, site coverage, developer guidelines and authority conditions.
- Assess proposed designs against relevant NCC provisions, planning controls, DA or CDC pathways in NSW or Planning and building Permit pathways in VIC, Council requirements, developer guidelines, water authority requirements, certifier requirements and client's standards.
- Prepare and maintain accurate house and land package drawings and supporting documentation in company platforms so packages are suitable for pricing, approval and publication.
- Identify siting or compliance risks early, document them clearly and recommend practical design or drafting solutions for review.
- Work with Estimating on non-standard site requirements, variations and compliance matters that may affect cost, inclusions or package feasibility.
- Maintain siting assessments, marked-up plans, approval records and clear audit trails in company systems.
Master Development & Drafting Management
- Lead the development and ongoing refinement of client's master plans and standard home designs, façade options and design library, so they suit target lot widths, planning controls, market needs and construction requirements.
- Own and maintain approved standard plans, details, templates, Revit content and the internal design library, including version and revision control across the business.
- Set drafting standards, QA checklists and standard details, and monitor recurring drafting errors so corrective actions are put in place.
- Manage the relationship with external drafting partners: brief them, coordinate inputs and revisions, set agreed timeframes, and verify that completed documentation meets client' standards before release.
- Prioritise and coordinate drafting requests from Sales, Estimating, Pre-Construction and Construction so work is delivered by the committed dates, and report on workload, turnaround and quality.
- Oversee the preliminary and sales-stage drawing process for house and land packages, including siting plans and lot-specific design amendments, so each package is accurate and consistent with approved sales documents and specifications.
- Provide design and drafting input to Operations on planning controls, authority requirements, buildability and design changes that affect cost, inclusions or package feasibility.
Production Drafting & Internal Quality Assurance
- Prepare and update residential floorplans, elevations, façades, sections, site plans and working drawings in Revit.
- Produce preliminary and sales-stage drawings for house and land packages, including siting plans and lot-specific design amendments.
- Prepare production drafting documentation from approved plans, specifications, engineering information, energy reports, authority requirements and client selections.
- Complete plan mark-ups and drafting amendments accurately and within agreed timeframes, maintaining clear revision control.
- Check every drawing set, whether prepared internally or by an external drafting partner, for dimensional accuracy, coordination, completeness, presentation and consistency with approved sales documents, specifications and selections before release to Sales, Estimating, Pre-Construction, Construction, consultants or approval authorities.
- Review plans for practical buildability against the available survey, engineering, energy, authority and site information.
- Identify discrepancies, clearly mark required corrections and verify amendments before final issue.
- Support pre-construction and construction with plan clarifications and amendments where required.
Process Improvement & Team Support
- Help develop and improve drafting, siting, compliance, house and land package and drawing QA workflows.
- Maintain drafting standards, siting and compliance checklists, plan-review templates and the in-house siting manual.
- Provide practical drafting and compliance support to the Head of Operations, Sales, Estimating, Pre-Construction and Construction teams.
- Communicate relevant design, drafting and compliance updates to internal stakeholders.
- Contribute to initiatives that reduce rework, improve turnaround times and strengthen document control.
