Role Overview
The Revenue Manager is responsible for providing strategic direction to the property teams to maximize RevPAR, ADR, Occupancy, Total Revenue, and RevPAR Index (RGI) through effective management of room inventory, market segmentation, pricing strategies, and distribution channels. The Revenue Manager leverages data analytics, forecasting tools, and the revenue management system to optimize revenue opportunities and improve market performance.
The Revenue Manager supports the resort's sales and marketing efforts by identifying opportunities to maximize yield, monitoring progress against revenue goals, and ensuring the property remains competitively positioned within the local marketplace. This position also assumes responsibility for leading and developing the Reservations Team.
Responsibilities and Duties
• Maximize revenue performance by strategically managing inventory, pricing, restrictions, and distribution channels.
• Ensure optimal utilization of all available distribution channels to achieve maximum revenue and profitability.
• Utilize and manage the revenue management system (IDeaS G3) to generate pricing recommendations, demand forecasts, and actionable revenue strategies.
• Review, validate, and implement IDeaS G3 recommendations while applying sound commercial judgment and market intelligence.
• Monitor and analyse competitor pricing, market trends, demand generators, booking pace, and market dynamics.
• Analyse weekly and monthly STR/CoSTAR Reports, understand changes in RevPAR Index (RGI), and develop action plans to improve market share performance.
• Monitor key performance indicators including Occupancy, ADR, RevPAR, RevPAR Index, Channel Mix, and Revenue Forecast Accuracy.
• Stay informed of industry developments, economic conditions, and emerging revenue management trends.
• Lead the Reservations Team by creating an environment that promotes training, development, coaching, accountability, and continuous improvement.
• Collaborate with Sales and Marketing to drive demand during need periods and identify promotional opportunities, digital campaigns, and targeted offers.
• Coordinate with Corporate and Regional Sales Offices regarding reservations, promotions, strategies, and revenue initiatives while maintaining strong working relationships.
• Recommend and implement timely strategy adjustments in response to changing market conditions and business performance.
• Chair and facilitate weekly Revenue Strategy Meetings and communicate strategic decisions to all relevant stakeholders.
• Provide tactical and strategic recommendations based on historical trends, current pace, market intelligence, and future demand forecasts.
• Partner with the Sales and Marketing Team in developing the Hotel Marketing Plan and participating in the annual RFP process for negotiated accounts.
• Assist in the development and execution of the hotel's strategic plan and annual operating budget.
• Develop, monitor, and adjust pricing strategies, length-of-stay controls, inventory allocations, cut-off dates, and group block management activities.
• Lead the monthly forecasting process and contribute to the preparation of the annual operating plan.
• Ensure accurate and timely daily, weekly, monthly, and long-term revenue forecasts utilizing both system-generated and manual forecasts.
• Maintain records of denied business, displaced business, and lost opportunities, and develop strategies to capture future demand.
• Assist the Sales and Marketing Team in analyzing account production, segment contribution, and market mix effectiveness to optimize revenue generation.
• Work closely with Front Office, Reservations, Sales, and Rooms Division to manage occupancy challenges, overbooking situations, sell-out strategies, and operational impacts.
• Train and educate hotel teams on revenue management principles, pricing strategies, distribution management, and revenue optimization practices.
• Ensure the integrity and accuracy of data inputs within PMS, CRS, channel manager, and revenue management systems.
• Prepare and present periodic revenue performance reports, forecasts, and market analyses to senior management.
Skills, Experience & Educational Requirements
• Proven background in Revenue Management, preferably within a luxury resort or hotel environment.
• Demonstrated expertise in developing and executing revenue strategies with minimal supervision.
• Advanced working knowledge and hands-on experience with Revenue Management System (RMS) is required.
• Strong understanding of hotel distribution channels, channel management, and revenue optimization techniques.
• Strong analytical, forecasting, problem-solving, and decision-making skills.
• Advanced Microsoft Excel skills with the ability to manipulate, analyse, and present large volumes of data.
• High level of numerical and commercial acumen with the ability to translate data into actionable business strategies.
• Excellent communication, presentation, negotiation, and stakeholder management skills.
• Ability to collaborate effectively across departments and influence decisions at all organizational levels.
• Highly organized, detail-oriented, and capable of managing multiple priorities in a fast-paced environment.
