Overview:

The position performs the highest risk administrative functions related to the foreclosure process and is responsible for protecting M&T's interest in the subject mortgaged property throughout the default servicing lifecycle. This role is accountable for researching, analyzing, documenting, and assigning foreclosure-related losses incurred during the foreclosure process while ensuring adherence to investor, insurer, regulatory, and company requirements.

The Foreclosure Loss Specialist serves as a key liaison between internal business partners and foreclosure attorney firms to monitor and oversee the foreclosure process through reporting, investigate loss events, validate fees and costs, determine liability, and ensure accurate reporting. The successful candidate will possess strong research, analytical, written communication, and professional third-party relationship skills, with the ability to navigate complex foreclosure matters and professionally address errors, delays, and loss-related concerns


Primary Responsibilities:

  • Perform high-risk administrative functions associated with the foreclosure process while safeguarding M&T's interest in the subject mortgaged property.
  • Research foreclosure files, court records, invoices, and supporting documentation to identify, investigate, monitor foreclosure reporting, and analyze loss events.
  • Develop comprehensive timelines and detailed event narratives that clearly explain the circumstances contributing to foreclosure reporting and losses.
  • Evaluate foreclosure-related fees, costs, advances, and expenses to determine validity, recoverability, and accountability.
  • Assign losses to the appropriate responsible party based on documented findings, contractual obligations, and established guidelines.
  • Work directly with foreclosure attorney firms to obtain detailed explanations, supporting documentation, and clarification regarding fees, costs, delays, procedural deficiencies, and foreclosure milestones for reporting, claims, and losses.
  • Conduct professional discussions with attorney firms regarding errors, omissions, performance concerns, and loss events while maintaining productive business relationships.
  • Analyze the root cause of losses and identify trends or recurring issues that may increase financial or operational risk.
  • Provide recommendations for corrective actions and process improvements designed to mitigate future losses.
  • Ensure accurate recordkeeping, timely completion of loss reviews, and adherence to departmental reporting requirements.
  • Partners with internal stakeholders, including foreclosure operations, legal, investor reporting, vendor management, and quality control teams, to support operational objectives and risk mitigation efforts.
  • Research, validate and update loans appearing on various foreclosure exception reports, including but not limited to No Dual Track, clean up and investor timeline reports.
  • Conduct regular ‘side by side’ with team to discuss loan level issues and procedures. Conduct a review of all assigned loans, including the updating of documentation and follow-up.
  • Work with management to revise, update and implement procedure changes as well as create new procedures. Gather departmental information and assemble presentations for regular investor, regulatory and internal meetings.
  • Adhere to applicable compliance/operational risk controls in accordance with Company or regulatory standards and policies.

Scope of Responsibilities:

This position interacts with CAM management and external third-party foreclosure attorneys to ensure successful and timely completion of foreclosure and losses consistent with investor guidelines and regulatory requirements.

Education and Experience Required:

A combined 4 years’ higher education and/or work experience, including a minimum of 2 years’ Default Servicing related field experience (e.g., Collections, REO, Loss Mitigation, Foreclosure Claims).


Working knowledge of word processing and spreadsheet software.

Strong written and verbal communication skills.

Detail oriented.

Strong analytical and problem solving skills.

Ability to work effectively in a team environment.

Education Experience Preferred:

3 years’ Default Servicing related field experience (e.g., Collections, REO, Loss Mitigation, Foreclosure Claims).

Proven leadership ability.

Knowledge of bank and departmental systems.

Understanding of mortgage product including home equity loans and lines of credit, general operation and systemic functions including payment allocation and escrow.

Experience training new staff and implementing procedures and process changes.


M&T Bank is committed to fair, competitive, and market-informed pay for our employees. The pay range for this position is $22.61 - $37.67 Hourly (USD). The successful candidate’s particular combination of knowledge, skills, and experience will inform their specific compensation.
