Show job description
Randstad has partnered with an established, privately-owned Auckland main contractor known for delivering complex commercial, educational, industrial, and high-spec institutional projects valued up to $40M.

With a substantial pipeline of secured forward work across both negotiated and hard-tender commercial builds, they are looking to bring on an Intermediate to Senior Quantity Surveyor to take commercial ownership of project packages from procurement right through to final account settlement.

If you are currently at a large corporate Tier-1 firm feeling like a cog in an administrative machine, or at a smaller building company where you lack financial systems, commercial backup, and mentorship, this role hits the right middle ground. You will work alongside seasoned Commercial Managers and Project Directors who provide commercial guidance when needed, while giving you the day-to-day autonomy to run your subcontracts, protect job profitability, and drive commercial performance on site.

What You’ll Do

Working in close partnership with on-site Project Managers and Site Managers, you will manage all financial and contractual aspects of your assigned projects to protect bottom-line delivery margins.

Key Responsibilities Include

  • Leading trade package procurement, drafting detailed scopes of work, evaluating tender returns, and negotiating commercial terms for major subcontracts.
  • Administering construction contracts under NZS 3910, ensuring compliance with the Construction Contracts Act (CCA).
  • Assessing and processing monthly subcontractor progress payment claims and issuing formal Payment Schedules within statutory deadlines.
  • Identifying, pricing, submitting, and negotiating head contract variations with client-side quantity surveyors and consultants.
  • Managing project cash flows, cost monitoring, and producing robust monthly Cost-Value Reconciliation (CVR) reports with accurate cost-to-complete forecasts.
  • Tracking on-site material deliveries, plant costs, dayworks, and subcontract labour measures.
  • Leading final account negotiations and formal close-outs with both subcontractors and client representatives.
  • (For Senior level) Mentoring Assistant and Graduate QSs, reviewing procurement schedules, and assisting with pre-construction tender handovers.

About You

We are seeking a sharp, commercially astute Quantity Surveyor with practical New Zealand contracting experience who knows how to hold their own commercially while building constructive working relationships with subcontractors.

To Be Successful In This Role, You Will Have

  • A recognised tertiary qualification in Quantity Surveying or Construction Economics (National Diploma in Quantity Surveying, BSc in QS, or BConst).
  • 3 to 7+ years of quantity surveying experience working for a New Zealand main contractor or commercial builder.
  • Solid practical working knowledge of the NZS 3910 contract framework and the Construction Contracts Act.
  • Proven track record in subcontractor procurement, scope drafting, variation resolution, and monthly CVR reporting.
  • Strong negotiation capability, high attention to detail, and a proactive commercial mindset.
  • Experience with industry cost-management software (such as Buildsoft, Cubit, Jobpac, CostX, or Procore).
  • A valid full New Zealand Driver Licence and current working rights for New Zealand.

What’s On Offer

  • Competitive Remuneration: $115,000 – $145,000 base salary (benchmarked to your commercial acumen and level of project autonomy).
  • Vehicle Options: Modern company vehicle with fuel card or a fully compensated vehicle allowance.
  • Comprehensive Healthcare: Fully employer-subsidised Southern Cross medical insurance for you, with discounted rates for your whānau.
  • Balanced Working Arrangements: Genuine flexibility with options for hybrid working (office/home/site) to support work-life balance.
  • Direct Progression Pathway: Clear, realistic succession into a Senior QS or Commercial Manager role with direct mentorship from company leadership.
  • Grounded Team Culture: A supportive, collaborative office culture with zero corporate red tape, approachable directors, and regular team social events.
