Real Estate Development Director

Role Description The Real Estate Development Director is a part-time, remote role responsible for overseeing real estate development initiatives that support QAI Semiconductors’ growth and operational needs. Day-to-day tasks include identifying and evaluating potential sites for offices, labs, and facilities, conducting feasibility and market studies, and leading due diligence for property acquisitions or leases. The director will coordinate project planning, manage budgets and timelines, and collaborate with internal stakeholders, architects, engineers, and external vendors to ensure projects meet technical and business requirements. The role also involves monitoring regulatory compliance, zoning, and permitting processes, negotiating contracts and agreements, and providing regular progress reports to senior leadership. This position requires strategic thinking, strong communication, and the ability to manage multiple development projects in a technology-driven environment.

Qualifications

• Strong Real Estate Development experience, including site selection, acquisition, and end-to-end development oversight.
• Ability to conduct Feasibility Studies and market analyses to evaluate financial, technical, and operational viability of potential projects.
• Proficiency in Project Management, including scheduling, coordination of multidisciplinary teams, and risk management.
• Experience with Due Diligence processes, including legal, environmental, zoning, and regulatory review.
• Solid Budgeting skills, including cost estimation, financial planning, and monitoring of project expenditures.
• Relevant academic background such as a degree in Real Estate, Civil Engineering, Architecture, Urban Planning, Business, or a related field.
• Knowledge of commercial and industrial property development; experience with technology or R&D facilities is an advantage.
• Strong negotiation, stakeholder management, and communication skills, with the ability to collaborate effectively in a remote setting.
• Demonstrated ability to work independently, make data-driven decisions, and manage multiple projects concurrently.
• Familiarity with sustainability, green building standards, and modern workplace design is beneficial.
