The RoleWe are seeking an experienced Senior Mortgage Specialist to manage complex mortgage applications, provide specialist lending guidance, assess customer financial profiles, coordinate underwriting and documentation, and support customers and internal stakeholders throughout the mortgage process.
The ideal candidate will combine strong mortgage knowledge with credit analysis, regulatory awareness, relationship management, and operational expertise. This role will handle complex cases, support lending decisions, identify risks, resolve application issues, and help improve mortgage processes, service quality, and portfolio performance.
Key Responsibilities- Manage complex mortgage applications from initial enquiry through approval, completion, and handover.
- Provide expert guidance to customers on mortgage products, eligibility requirements, application processes, and documentation.
- Assess customer financial circumstances, borrowing requirements, affordability, and lending objectives.
- Review applications for completeness, accuracy, consistency, and compliance with lending requirements.
- Analyze income, employment, assets, liabilities, expenses, credit history, and other relevant financial information.
- Evaluate residential mortgage applications in accordance with approved lending policies and risk appetite.
- Review applications involving salaried employees, self-employed customers, business owners, investors, and other customer profiles.
- Assess complex income structures including variable compensation, commissions, bonuses, allowances, and business income.
- Review self-employed financial statements, tax information, management accounts, and other supporting evidence where applicable.
- Assess customer affordability and debt-service capacity using approved methodologies.
- Calculate loan-to-value, debt-to-income, debt-service, affordability, and other relevant lending metrics.
- Evaluate property values and collateral information in accordance with lending requirements.
- Review valuation reports and identify issues that may affect lending decisions.
- Assess property type, location, condition, tenure, marketability, and other collateral considerations.
- Identify applications requiring additional credit review, documentation, or escalation.
- Prepare clear credit assessments and recommendations for complex mortgage applications.
- Coordinate with underwriters, credit teams, risk functions, and lending authorities to facilitate timely decisions.
- Escalate exceptions, policy deviations, unusual circumstances, and material risks through appropriate approval channels.
- Ensure lending recommendations are supported by complete and reliable evidence.
- Review credit reports and assess customer repayment history, existing commitments, defaults, and other relevant indicators.
- Identify potential affordability, credit, fraud, documentation, or collateral risks.
- Coordinate with Fraud, Financial Crime, KYC, Compliance, and Risk teams where additional review is required.
- Ensure appropriate customer identification and verification requirements are completed.
- Support compliance with applicable mortgage lending, consumer-protection, AML, KYC, and data-protection requirements.
- Explain mortgage terms, interest rates, repayment structures, fees, conditions, and associated requirements clearly to customers.
- Support customers in evaluating suitable mortgage structures within approved products and policies.
- Provide accurate information without making commitments outside delegated authority or approved lending criteria.
- Manage customer expectations regarding documentation, underwriting, approval, completion, and funding timelines.
- Maintain regular communication with customers, brokers, relationship managers, solicitors, valuers, agents, and other stakeholders.
- Coordinate with mortgage brokers and intermediaries on application requirements, case progress, and outstanding information.
- Review broker-submitted applications and supporting documentation for completeness and quality.
- Maintain accurate records of customer interactions, decisions, documentation, conditions, and application status.
- Track applications through each stage of the mortgage process and proactively address delays.
- Follow up on outstanding documents, approvals, valuations, legal requirements, and completion conditions.
- Coordinate mortgage offer preparation and ensure approved terms accurately reflect lending decisions.
- Review conditions precedent and confirm that completion requirements are satisfied.
- Coordinate with legal and operations teams to support timely mortgage completion and disbursement.
- Resolve application discrepancies, documentation issues, valuation concerns, and customer queries.
- Support post-approval changes, amendments, refinancing requests, restructures, and other mortgage servicing activities where applicable.
- Review refinancing and remortgage applications in accordance with approved criteria.
- Support mortgage portfolio reviews and identify customers or accounts requiring additional attention.
- Monitor application pipelines, approval rates, turnaround times, withdrawals, declines, and completion outcomes.
- Analyze mortgage application data to identify trends, process issues, customer needs, and operational risks.
- Prepare management reports covering mortgage volumes, approvals, declines, pipeline status, service levels, and portfolio indicators.
- Maintain awareness of mortgage-market developments, interest-rate movements, property-market trends, and lending practices.
- Monitor changes in mortgage regulations, consumer-protection requirements, lending standards, and internal policies.
- Support implementation of regulatory and policy changes affecting mortgage processes.
- Participate in mortgage product reviews and provide feedback on customer needs, market practices, pricing, and operational considerations.

The successful candidate should have strong experience in mortgage lending, residential lending, credit analysis, mortgage advisory, banking operations, or financial services, preferably within a regulated banking, lending, mortgage, fintech, or financial-services environment.
